    The FSBO sale is for 2 adjoining parcels, just under 2 acres each, in the Naches School district. Lot 1 has everything on it except the driveway, so the lots are being sold as separate parcels under one sale (future tax advantage). Lot 2 is a nice buffer from neighbors and money in the bank; connect to community well. Already has power. Build on it yourself for a rental! Lot 1 has the home, a 21-panel solar array attached to the Pacific Power grid, the well, a 24x24 permitted art studio that includes a shower, utility sink, toilet, freezer, washer & dryer; a large storage/shop, a walk-in insulated/heated doghouse, a toolshed, a shed where I kept the ATV and riding lawnmower, and an aging 200 sq ft kennel that could easily put to use housing small livestock. The 14x36 shop is wired extensively and would be a perfect place to develop a small business, like woodworking, or do large art works. The well is for residential use only and is restricted to keeping only .5 acres green. Both the home and the art studio have a 3-tiered heating system. Each is cooled and heated with mini-splits, automatic electric backup to take over when the temps get down around zero when the mini-splits no longer function (usually less than 4 days a winter), and automatic propane backup in case of power outages. Hot water is provided in both the home and art studio via Takagi Jr on-demand hot water heaters, LP fueled. Consider it a turn-key purchase with an immediate work-load unless you buy late autumn or winter. I am willing to provide a brief and a manual and be on call for a few years, and willing to drive out for assistance from time to time. I want to make it clear that this property is subject to wildfire propelled by high winds, requiring diligent care of the fire breaks (which have worked fine in the past). Built with love and a lot of sweat, but this artist has aged out of my beloved aerie on the hill. Looking for someone tough enough to take over the amount of work it takes to keep firebreaks clear and keep my lovely fruit and berry trees/bushes and pines from becoming fodder for the usual shrub-steppe vermin. What one gets for all that work is health, because the upside to living in this gorgeous place far outweighs the downsides. It is quiet here; one can hear one's self think. It is far enough out of town that few will ever "just drop in for a visit". Far enough to keep one from giving in to a craving and popping off to the store down the street for that "whatever" so forbidden that one will not keep it in the pantry. Far enough that one has to plan trips to town and keep abreast of upcoming needs. But close enough that it is not a chore to do those once a week (or monthly) shopping trips, or heaven forbid, one must commute to work. I used to drive 1.5 hrs to work a 9 hr day from here and thought it well-worth it. The main perks for all the work are the silence, immediate access to wildlands and wildlife, the fact the nearby public lands will keep the hills clear of development, the amazing views, the ASTOUNDING sky shows, the large art studio and even larger shop. I almost forgot to mention the solar array connected to the grid provides guilt-free power (power costs about $120/year). It is the PERFECT remote worker location with excellent DSL or satellite wi-fi through all seasons, and excellent cell service. Good "prepper" location as well. Lots of wildlife. Property has many established berry bushes and fruit trees. Nearby Wenas Creek runs all year. Wilderness just down the road. Any artist would give about anything to have this art studio and shop within which to create. The surrounding countryside, flora and fauna and sky shows make this a potter, painter, sculptor and/or photographer's paradise. GREAT location for birding. Great place from which to go 4-wheeling.
