Payment Due at Lease Signing
The first month's rent and a refundable security deposit equivalent to one month's rent are due in full at the time of lease signing.
Homeowners Association (HOA) Compliance
Tenant is required to comply with all applicable HOA rules and regulations. Tenant shall be solely responsible for any fines or penalties resulting from violations during the lease term.
Alterations and Modifications
Tenant shall not make any alterations, improvements, or install fixtures (including painting, mounting TVs, or installing security systems) without prior written consent from the landlord.
Early Termination
In the event the Tenant elects to terminate the lease early, a written 30-day notice is required, and an early termination fee equivalent to three (3) months' rent shall be payable by the Tenant.
Renter's Insurance
Tenant must maintain active renter's insurance with a minimum liability coverage of $100,000 throughout the duration of the lease and provide proof of coverage upon request.
Property Inspections
The Landlord reserves the right to conduct a routine inspection of the premises every six (6) months, with at least 24 to 48 hours' notice to assess the condition of the property.
Force Majeure
Neither Landlord nor Tenant shall be held liable or responsible for any delay or failure to perform any obligation under this Lease (except for the payment of rent and other monetary obligations by Tenant) due to events beyond their reasonable control, including but not limited to acts of God, natural disasters, fires, floods, pandemics, public health emergencies, wars, terrorism, civil unrest, government restrictions, or utility service interruptions not caused by the party's negligence.
In the event such a Force Majeure event materially affects a party's ability to perform under this Lease, the affected party shall notify the other party in writing as soon as reasonably possible, stating the nature and expected duration of the delay. The performance of the affected obligations shall be suspended for the duration of the Force Majeure event, provided that both parties use reasonable efforts to resume performance promptly thereafter.
