The home is a vintage 2-bedroom 1 bath home with a bonus attic space in the Hawthorne/ Belmont district of SE Portland. The area has been compared to San Francisco's Haight-Ashbury and boasts an eclectic, artsy vibe with numerous coffee houses, restaurants, thrift stores, book shops, novelty and gift stores as well as a vintage Theater turned restaurant and pub, the Bagdad Theater.
The home retains much of the original charm of hardwoods, crown molding and a claw foot tub but includes modern updates of central air, a Bosch dishwasher, gas stove and shared high-capacity energy efficient washer and dryer in the basement. The front bedroom overlooks the front porch and yard while the back provides a view of the large yard over the deck. The kitchen also overlooks the backyard and I find a lovely place for coffee and breakfast in the morning.
Located on the City's Designated Bike Path and with a walk score of 97/100 the house location is paradise for those who enjoy an active lifestyle. Additionally, the house is located 1.5 blocks from the Multnomah County Library and two of the city's most beautiful and historic parks Mt. Tabor Park with 176 acres of wooded paths and 1.3 mi. up the street and Laurelhurst Park with 32 acres of trees, paths and a duck pond just .7 mi. away.
The house sits on an oversized lot with a large deck and is named for the numerous species of birds who enjoy the expansive yard year around and the blueberries, plums and raspberries in early summer. There is a 400 sq ft. garden space with drip irrigation where I grow various spring greens, tomatoes, cucumbers, basil every summer and am happy to share. The outdoor space is by far my favorite feature of the home and where I have spent most of my time in the warmer months.
Finally, while the home is charming for its 101 years, it is an old house. The basement has an apartment with a separate outside entrance into the shared laundry space that has been rented for the past 16 years, 9 of which were to the same person. The main floor and basement share heating and cooling thus, the furnace ducts carry sound in addition to heat and cold air. When living there, my renters and I have co-habitated nicely because of our quiet lifestyles and willingness to talk to and accommodate each other when issues came up. But, in order to maintain a peaceful home for both main floor and basement tenants it is vital that all parties are cognizant of how their lifestyle in sound will affect the other renter. Heavy footsteps, music past 8pm, moving in at night, etc. should be avoided. For the sake of both rented spaces, courtesy and awareness will make both living spaces better for all involved.
We seek conscientious people for both spaces willing to keep quiet hours after 8pm for laundry and other sound provoking activities as well as those with a willingness to communicate/ collaborate with each other regarding sound and laundry schedule. I am committed to vetting suitable renters.

House is furnished. Owner pays for utilities; cost is included in the rent. Summer months and additional attic AC unit use drives cooling cost up by a minimum of $50 and will be added on to rent during the warmest months when I see the electric spike.
I will rent in 1-4 months increments. We can discuss extensions if the housing situation is compatible for all involved, you, myself and the basement tenant.
I charge a non-refundable $250 cleaning fee. Despite a home being left clean, I clean and wash everything between tenants which simply takes time. I ask a $500 deposit that is refundable based on condition of the house and furnishings. I charge a %250 non-refundable pet deposit as well. I will allow cats, but not dogs, my apologies.
House Rules:
-I have moved in with my fiance and hope to share my home of the past 23 years with others who will enjoy the location and charm as much as I have.
-The basement has a single bedroom apartment with an exterior entrance to the shared laundry room that has been rented for 15 years.
-Basement tenant to manage sump pump.
-Both upper and lower tenants to empty dehumidifier in the basement. It helps keep the old home from becoming musty smelling.
-Please maintain quiet hours after 8pm and be willing to communicate with basement tenant regarding laundry schedule
-I will provide start out cleaning supplies and ask that you use those provided as directed and replace with the same when empty.
-No smoking, fire, incense, candles of any kind inside the house please.
-No smoking on the property.
-Please take out recycling and yard debris weekly (and garbage every other week). Please return the bins after pick up.
-Please avoid acids (vinegar, tomatoes, wine), chemicals and standing water on the counters in the kitchen as water damages all things
-Do not dry dishes on the counter in a rack as it will etch the counter. Please use the dishwasher.
-I will provide the major yard care though ask you manage the daily to keep the front walk and drive free of leaves and organic debris. We have elders in the neighborhood so keeping the sidewalk safe is important.
-Please manage weekly lawn mowing during the growing months.
-I will grow a garden for you to use and eat from. I have a timer for the garden watering.
-I may ask that you water as well on the hottest days.
-I would appreciate we be able to communicate via text as I need to know I can be in touch with you re: house issues or to let you know when I am coming by.
