Utility and Service Payment Responsibilities Tenant shall be responsible for payment of Trash, Water, Electricity, Pest Control, Internet, and Rental Insurance. Water and Trash charges are fixed; Owner will initially pay and Tenant will reimburse Owner a flat fee of $80 per month. Tenant agrees to maintain backyard landscaping and replace air, refrigerator, and reverse osmosis filters under the sink every two months. Tenant is required to arrange and pay for pest control services directly. Landlord Responsibilities Landlord agrees to pay all HOA dues, City and/or County real property taxes, and maintain the front yard landscaping. Owner shall provide Tenant with two sets of house keys, entrance gate remotes, and garage remotes as required by Texas law. Insurance Obligations Tenant must maintain active renter's insurance throughout the lease term and provide proof upon request. All pets must have current insurance and vaccination records, per applicable HOA and governmental jurisdiction regulations. HOA & Property Rules Tenant shall comply with all HOA rules and regulations. Smoking is strictly prohibited within the premises. Guests not listed on the lease may stay a maximum of seven consecutive days unless written approval is obtained from Landlord for a longer stay. Security Deposit and Refund Terms Upon signing this Lease Agreement, Tenant shall deposit $2,300 as a security deposit. Texas law allows the Landlord to apply this deposit towards unpaid rent and any damages resulting from Tenant's breach of contract, local laws, or HOA rules. The Landlord must return any remaining portion of the deposit, less lawful deductions, within 30 days of lease termination and receipt of Tenant's forwarding address. Lease Transfer, Break Policy, and Renewals Assignment or transfer of this lease is strictly prohibited. Lease break requests require a minimum of two months' advance written notice and payment of 1.5 months' rent as penalty. Failure to provide two months' written notice results in an additional two months' rent penalty, totaling 3.5 months' rent. Rent Payment, Late Fee, and Entry Monthly rent is due on the 1st of each calendar month. A late fee of $25 applies for payments received more than two days after the due date, compliant with Texas guidelines. Landlord has reasonable access rights for inspection, repairs, and emergencies as defined by Texas statutes, requiring prior notice except in emergencies.
