(Highly recommend Ferrell Fuel, they are quick and responsive!) -HOME NEEDS NOTHING! we’re taking care of all the small stuff before sale -HOME CAN BE SOLD FURNISHED, PARTIALLY FURNISHED, or vacant. We can communicate and come to a deal with which items you may want, or not. Other things to note: -This house is for sale by owner. No realtor (on my end), no middleman, no 2.5% fee or anything of that nature. -Outside of our changes, this doublewide has been the model of Darlington Meadows. It’s always been very well maintained and treated with respect. -You will need to be park approved to purchase the doublewide. I can direct you how to do that, or you can call the park office, located in Edgewood. We are open to cash or bank financing! And we’re very willing to work with you through the process. Trying to find financing for mobile homes can be a headache. I found, and highly recommend, 21st Mortgage as as lender. I can help walk you through the process as well. They make it easy to understand, easy to use, and are very quick (approval in less that 24 hours. When we bought, we had everything ready to go in 2 weeks). Oh yeah, and they pick up right away EVERY TIME! Other lenders I know of in the area are APGFCU and Harco Credit Union. Can’t attest for how they are but their process seemed a bit more drawn out. We are asking $85,000 for the house. This includes all of the appliances, outdoor items as I mentioned, and interior items like extra paint. This does NOT include all the furnishings. We’d estimate $5,000 worth of furnishings in the house. We are negotiable, but all things considered do not anticipate moving much on the price. This is not a rushed sale, and we’re not looking for low ball offers by any means. However, all respectful questions, offers, etc will be considered.
