    Selling our 48ac Brambleberry Farm at upper end of a 28ac ski course lake (own 4.5ac of the privately shared lake) that we have sold berries, fruit, grapes, muscadines, vegetables, jams, jellies, and given horse riding and swim lessons from. Lake has a good length that works well for the waterskiing training course. Plenty of pasture for horses. 3 irrigation forms of water, water off the house and tank shed building, lake pump, and well. The tank shed has three 1400+ gallon water tanks and houses the irrigation control system. Besides electrically controlled valves throughout the orchard and vineyard, there are mechanical valves for controlling flows so the orchard and vineyard can be winterized and still have water to the equestrian/horse pastures and garden areas. There are 3 gardens that can be watered year-round. We have blueberries, gooseberries, goji berries, and blackberries, and have had raspberries and boysenberries in the past; the blueberry varieties cover from early to mid and late producing varieties and the same is true for some of the fruit tree varieties. There is a multitude of fruit trees (approximately 85 fruit trees) including several varieties of apple, fig, peach, and pears, and also have several Japanese persimmons, cherry, pomegranate, plum, jujube, pawpaw, guava, quince, nectarine, and walnut trees. Most of the berry and fruit trees are 10 or more years old. The vineyard is a variety of muscadines and one grapevine (the muscadines do extremely well!). The gardens have done great with a steady supply each year of horse manure, produce composting, ash from the wood-burning stove, and mulching of leaves we use for ground cover for weed control after the garden is planted. We have always tried to follow organic principles here. The 48 acres is a mix of cross-fenced pastures, woods with lots of wildlife and oak trees, and the upper end of the approximately 28ac lake with a beautiful peninsula where the creeks come in that would be a great location to watch sunsets from a gazebo. The water-skiing competition training course is regularly used by motorboats pulling skiers. The woods have several equestrian trails and 2 creeks that are the lake feeders. There is 4-wheel drive access and walking trails in the woods that loop throughout the woods and the property is great for 4 wheelers and mountain biking. The 18x48’ saltwater system pool is fenced, has a jetted jacuzzi swim out, and the cement deck has anchors for the pool cover that screw down flush with the deck when not in use. The house uses well water, but there is county water along the road that can be connected into. The barn in front of the house has 2 stalls, a tack/wash stall, a workshop, and a 10-station chicken coop for collecting eggs. The big oak tree behind it gives great shade for the summer late-afternoon/early evening horseback riding. There are 5 other outbuildings for various purposes that all have metal roofs and places to store kayaks. The approximately 31.5x21’ connected sunroom was added between the house and pool, has a good size Fisher buck wood stove that does a good job as an alternative house heat source, and the square footage for the sunroom is not included in the house square footage as this area is heated but not cooled. There is a beautiful bookshelf built into one whole wall in the living room. There is a mountain waterfall mural on one wall just inside the front door. There is both a living room and family/library room, dining room, eat-in kitchen, and a bonus room that can be used as an office. There are 2 in the front and 3 in the back very large windows with a reflective coating that the birds love to gather by to look at themselves (they cannot see you when you are looking at them).
