Wonderful 2-story home with all four bedrooms, laundry, and 2 full bathrooms upstairs. The master suite features a small home office space, a walk-in closet, and a very large master bathroom with a walk-in shower, a full tub, and dual vanities with plenty of storage space. The kitchen features all stainless steel appliances with granite countertops, plenty of cabinet and pantry space, and with a breakfast nook that opens to the living room and the backyard. The large formal dining room can also serve as a second living area, and the entire first floor has beautiful hardwood floors throughout and a half-bath. The spacious backyard includes a full privacy fence and is the perfect place to roast some marshmallows at the fire pit while watching the sunset. All utilities are paid by the tenant. The tenant is also responsible for maintaining the yard (grass cutting, leaf removal, and shrub trimming). Pets are allowed. No smoking. The property has a two-car garage and driveway for vehicle parking. The backyard also includes a storage shed for use by the tenant. One-month rent for security deposit and lease for a minimum of one year. We understand and appreciate that pets can be an important part of your life. We are pleased to allow pets in the property; however, it is important to note that as the tenant, you will be fully responsible for any pet-related damages that may occur during your tenancy. To ensure the cleanliness and hygiene of the property, we kindly request that you take extra care in maintaining the carpets. Prior to moving out, it is a requirement that the carpets be professionally shampooed and thoroughly cleaned. This will help restore the carpets to their original condition and ensure a fresh and inviting living space for future occupants. By taking responsibility for any pet-related damages and ensuring the carpets are properly cleaned, you not only uphold your obligations as a tenant but also contribute to maintaining the overall condition and appeal of the property. We appreciate your cooperation in adhering to these guidelines regarding pets and carpet maintenance. If you have any questions or need recommendations for professional carpet cleaning services, please do not hesitate to reach out to us. Utilities: Water (Fayetteville PWC): Fayetteville PWC provides water services for the property. To turn on or off the water service, please contact Fayetteville PWC. They will assist you with setting up or discontinuing your water service and provide any necessary instructions or requirements. The water irrigation service is a separate service and can be turned on the same way. Gas (Piedmont Natural Gas): Piedmont Natural Gas is the provider for gas services in the area. If you need to activate or terminate your gas service, please reach out to Piedmont Natural Gas. They will guide you through the process and provide the necessary information for your gas service needs. Electricity (Lumbee River EMC): Lumbee River EMC is the electricity provider for the property. To have your electricity service activated or disconnected, please contact Lumbee River EMC. They will assist you in initiating or terminating your electricity service and provide any relevant instructions or documentation required. Southview Sanitation (trash): please call to start service. Yard debris must be arranged with Southview sanitation prior to pickup. There is also a solid waste facility about 1 mile from the property on Camden Road that is very convenient and accepts yard debris and most other non-hazardous waste. When contacting each utility provider, it is helpful to have your account information and the address of the property readily available. They will guide you through the necessary steps and provide any additional information you may need. Please note that it is advisable to contact the utility providers well in advance to ensure a smooth transition and to have services activated or terminated according to your moving schedule. We kindly request that you utilize the designated parking spaces, such as the driveway or garage, for parking your vehicle. Parking in these designated areas not only helps maintain an organized appearance but also ensures easy access for everyone. Additionally, when parking your vehicle in the driveway, we strongly recommend locking it at all times to enhance security measures. Maintaining the grass can enhance the overall beauty of our home and make the home much more enjoyable. While we understand that watering the grass may not always be possible or necessary, we encourage you to consider providing regular moisture to help keep the grass looking lush and green. Adequate watering, especially during dry periods, can promote healthy growth and ensure the vibrancy of the lawn. However, we respect your individual circumstances and do not require you to water the grass. We simply invite you to join us in nurturing the yard and creating a pleasant outdoor space for everyone to enjoy. Thank you for your care and attention to the well-being of our property. The backyard has a fire pit for your enjoyment. To ensure everyone's safety, we kindly request that you exercise caution and adhere to the following guidelines when using the fire pit: No large fires: Please refrain from building large fires in the fire pit. Keep the fire size manageable and maintain a reasonable flame height. Burn only wood: Only burn dry, untreated firewood in the fire pit. Avoid using any other materials, such as paper, cardboard, or flammable liquids, as they can produce excessive smoke or pose a fire hazard. Use safety precautions: Prioritize safety when using the fire pit. Keep a safe distance from the flames, and never leave the fire unattended. Make sure to have a fire extinguisher or water source nearby to quickly extinguish the fire if needed. Clear the surrounding area: Ensure that the area around the fire pit is clear of any flammable materials, including dry leaves, branches, or furniture. Maintain a safe distance from buildings, trees, and other structures. Extinguish the fire properly: Before leaving the fire pit unattended or at the end of your gathering, fully extinguish the fire. Use water or sand to douse the flames, and ensure that there are no embers or smoldering remains. By following these guidelines, you can enjoy the fire pit responsibly and create a safe environment for yourself and others. Thank you for your cooperation in using the fire pit with caution and adhering to the safety precautions provided. The storage shed in the backyard is for your convenience. The storage shed is available for your use, and we kindly request that you keep it locked at all times. This will help ensure the security of your belongings and maintain the integrity of the shed. Please remember to securely store any personal items inside the shed and keep it organized for easy access. If you notice any issues with the property, appliances, or any damage, we kindly request that you promptly report them to us. It is important to us that the property is well-maintained and in good working order for your comfort and convenience. Whether it's a malfunctioning appliance, a plumbing issue, or any other concern, please notify us as soon as possible. We will promptly address the matter and arrange for necessary repairs or maintenance. Your cooperation in promptly reporting any issues will help us ensure that your living experience remains enjoyable. Thank you for your assistance in keeping us informed about any problems that may arise. Entry and access to the property are essential for the purpose of maintaining and managing the premises. As the landlord or designated representatives, we may need to enter the property on occasion. We will always provide reasonable notice to you, except in cases of emergency or if prior arrangements have been made. Typically, we will give at least 24 hours' notice before entering the property, but we will always attempt to give maximum advance notice possible. This notice will include the date, time, and purpose of the visit. We understand and respect your right to privacy, and we will strive to minimize any inconvenience caused by these visits. Our aim is to ensure the property remains well-maintained, address any necessary repairs or inspections, and comply with legal requirements. Your cooperation and understanding regarding entry and access are greatly appreciated as we work together to maintain a safe and comfortable living environment. We understand that you may want to personalize the space and make it feel like home. Small alterations and modifications, such as hanging pictures or lightweight decor, are generally allowed. However, we kindly request that you ensure these alterations are performed with care and do not cause any damage to the property. Prior to moving out, it is important that you fully restore the property to its original condition. This includes removing any nails, hooks, or other fixtures used for hanging pictures or decorations and repairing any resulting damage. By returning the property to its original state, you help preserve its integrity and ensure a smooth transition for future occupants. While minor alterations are permitted, it is important to note that major changes, such as structural modifications, painting walls, or installing permanent fixtures, are not allowed without prior written consent from the landlord. If you have any questions or would like to discuss specific alterations, please reach out to us for further clarification. We appreciate your understanding and cooperation in adhering to these guidelines. They help maintain the property's condition and ensure that it remains a comfortable and well-maintained living space for all tenants. During these inspections, the owner or a designated representative will visit the property to assess its condition and address any potential maintenance or safety concerns. The purpose of these inspections is to ensure that the property is being well-maintained, to identify any necessary repairs or maintenance needs, and to address any safety issues promptly. We will also use this opportunity to address any questions or concerns you may have regarding the property. Please note that we will provide you with prior notice before conducting the inspection. The exact date and time will be communicated to you in advance, allowing you to plan accordingly. If the scheduled inspection date is not convenient for you, we are open to discussing alternative arrangements. During the inspection, we will assess various aspects of the property, including but not limited to: General condition of the property, including interior and exterior areas. Functionality of appliances, fixtures, and systems. Safety features such as smoke detectors, carbon monoxide detectors, and fire extinguishers. Compliance with lease agreement terms and any specific rules or policies. If any maintenance or safety issues are identified during the inspection, we will work with you to determine the appropriate course of action to address them promptly. Please understand that these inspections are conducted to ensure the longevity and safety of the property, as well as to address any maintenance needs promptly. We appreciate your cooperation and understanding in allowing us to conduct these semi-annual inspections. If you have any questions or concerns regarding the semi-annual inspection or any other property-related matter, please feel free to contact us. We value your tenancy and look forward to maintaining a well-maintained and safe living environment for everyone involved. Move-in and Move-out Procedures: Prior to your move-in, a detailed move-in inspection was conducted to document the condition of the property. Please ensure you review and submit any necessary documentation within 7 days of your move-in date. When you decide to move out, we will conduct a move-out inspection to assess any damages and process the return of your security deposit.
