It is less than 1.5 miles from Tony Lapratt's Ultimate Whitetail Bootcamp and is in a large section almost 2 miles north to south and 2 miles east to west. No roads cut this section which comprises a very good amount of sanctuary and seclusion around this property. You will find tillable fields in the northwest and southeast corners of this piece which currently is planted in some warm-season grasses but could possibly be turned back into agriculture. There is also a variety of hardwood timber in the northeast and southwest. This piece was select cut recently, which helped improve the existing trail system on the property; over the next few years, it should help the deer population explode on this property with incredible amounts of undergrowth for browse, and the tops were left for cover and firewood. The population is already excellent as it sits; we placed some trail cams on the property, and on the first pull, there were some large doe groups and 10 different bucks, 2 of which score in the 120-140 range. There were already food plot areas on the property, and with the recent select cut, many more new areas could be transformed into excellent spots. Many ancient white oaks were left on the property for continued mast productions, which are beautiful, towering down over the property. There are 2 very nice bass and panfish ponds located in the north and south parts of the property. The trail system starts by the north gate and runs clockwise through the property to the south gate, allowing easy access to the fields, timber and fishing ponds. There is also a steel building and gravel pad to store plenty of equipment or hunting gear. The location of this parcel is a short drive to downtown Coldwater and has quick access to Interstate 69, only 5.5 miles from the Indiana border, and Interstate 80-90.
