Before I put time and money into updating it to list it at full price in March, I'm listing it "as is" first in case someone is interested in making it their own. Just passed the updated code inspection earlier this year as required when new renters take possession. Based on the estimated values from Zillow/Redfin/Realtor, looks like they range from about $105k up to $149k ($134k as the current Zestimate). It does need some work and my "as is" price reflects that. It has great bones to work with and will go fast once I update it and list it with an agent in March. As mentioned, I plan to have it market-ready and listed with an agent this coming Spring and plan to list it for $130k at that time. I'm not desperate to sell it by any means and plan to remodel it over the coming months to list it in March at full price. That said, I'd be willing to let it go "as is" for less than what I would list it for in the Spring because I'd rather spend my time and resources on other things. I would also be willing to work with a serious buyer (under a contract of some kind) to update it the way they want, essentially passing through the costs of the updates as a contingency.
