The 402 side has been rented but I am going to leave this up since the 406 side will be available mid-July. I will honor the $1700 rent I had the 402 side at. The counter tops were upgraded to quartz (white with a hint of brown) countertops and the walls were repainted throughout. The carpet and duplex have been professionally cleaned. The carpets on the 406 side are a year old and there have not been any animals in there. This a very nice, modern 2 story duplex. There are several ceiling lighted ceiling fans for energy efficiency and it is well insulated. It has above average privacy for a duplex with garages and front doors on opposite sides of the building. It has a large yard with Pecan trees. This has a sprinkler system. Lawn care is included in the rent. The carpet was replaced recently. The outgoing tenant bought a house or would be staying another year. Each duplex comes with washer/dryer hookups in the downstairs half bath. In addition to the garage, there is a good sized driveway on each side plus parking in front. Tenants responsible for utilities. Landlord prefers to rent summer to summer. You can sign up for a one or two year lease ending at the end of May, June or July. Ideal applicants will have good credit, scores above 680 preferred, consistent verifiable income at least 3x the rent, good verifiable rental history showing the ability to pay on time, maintain it in reasonably good condition and reasonable to work with. I am not planning to allow pets as we installed new carpet recently.
