The house is in a quiet and delightful neighborhood, so you can take those evening walks and have quick access to shopping and going to the ICON Movie Theater. Plus, the home is centrally located for easy access to the interstate and ease of traveling. Please note that I am looking for caring tenant(s) who will respect and take care of my home like it's your own. I do not use property management companies to rent or maintain my homes. Before I agree to sign a lease agreement, anyone aged eighteen and over must complete the Zillow Application. The tenant must properly care for the lawn, including picking up fallen small limbs, sweetgum balls, leaves, trash, etc. Biweekly or weekly mowing during peak periods is required, as well as watering as needed. All damage to gas, electrical, light, or plumbing systems to or any part of the above premises occurring because of the tenant's negligence or tenant guest shall be paid by the tenant(s). I.e., tampons, diapers, and other items being flushed down the toilet. As a landlord/owner, I will 100% keep the above premises in a pleasant and habitable condition, including all repairs due to natural wear and tear, provided the tenant notifies me of the need for such maintenance; these repairs are made at the landlord's discretion. Without obtaining written consent, the tenant will not incur any expenses for repairs to the premises or any other purpose that might be deducted from the rent. The tenant cannot keep dogs, cats, other pets, domestic animals, or foul animals in the above dwelling or adjacent to it without the owner/landlord's permission. If approved, an additional fee of $300 is required, which is non-refundable if any damage to the residence occurs. All furniture fixtures, rugs, ceiling fans, appliances, tools, etc., as outlined and discussed with the tenant, will be included and written on the back of the lease agreement. Items noted will remain on the premises at the end of the lease agreement. The tenant agrees to comply with city, county, state, and federal laws and regulations. Any violation of such laws or regulations, such as parking on the grass, will render this lease subject to immediate termination. Tenants must supply their own refrigerator and lawn mower as the yard is to be kept cut and manicured, and/or lawn service can be provided at additional cost. The tenant pays for all utilities, which are transferred at the beginning of the lease agreement and to be coordinated and returned at the end of the lease. This process accommodates both parties. Please note that Zillow's application fee is a one-time charge to applicants, not a per-application charge. I do not charge the application fee for applying.
