Old Victorian-style house, built in 1895 with a history dating back to 1847, sits on a 0.45-acre lot. Significant work has been put into the property, including a newly installed metal roof.
The addition to the house is fully functional and includes a bedroom, a fully operational bathroom, and a living room/kitchen combo. The kitchen comes equipped with a fridge, in-wall oven, washer, dryer, and hot water heater. The house runs on well water, which is properly connected and fully functional.
The addition is approximately 500 sqft and is completely sectioned off from the rest of the house, which still requires additional work. Renovations to the addition were completed between 2022 and 2024, including:
A brand-new subfloor, floor, and finished flooring in the bedroom and bathroom.
A completely redone internal layout.
New plumbing and electrical systems.
R-25 insulation (R-15 in the walls and R-10 on the outside) Never needed AC whatsoever in the summer and a couple of electric space heaters kept it nice and toasty in the winter.
An insulated roof.
All windows replaced with insulated, energy-efficient models.
A new front porch.
New drywall, with the bedroom and bathroom painted. The living room/kitchen area still needs mudding and painting (materials and tools are left for the future owner). The original doors were reused but could benefit from sanding, filling, and painting. The kitchen includes an 8 foot custom built kitchen island.
The rest of the house is boarded off. It has two rooms downstairs and three upstairs, with a full basement (which I would recommend filling in). One of the rooms on the first floor and one on the second floor need new subflooring and flooring. Two of the second-floor rooms need wall repairs. The electrical work needs to be extended (there is plenty of room on the main panel for this). The walls could also use insulation, and the exterior of the house could benefit from new siding. I have already started replacing the siding on the north wall of the addition.
This has been an ongoing labor of love, but due to work relocation, I am unable to continue the project. The house holds great potential, and I would prefer not to leave it locked up indefinitely. Since purchasing it, I have invested a lot of time and effort into improving the property.
Reasonable offers will be considered, but lowball offers will be ignored. I don't owe anything on the house and am willing to wait for the right buyer for as long as it takes.
