Basic approval requirements are: Credit score 550+, Minimum 2 yrs recent verifiable rental history as a Leaseholder (from the owner of the property or a management company), or mortgage history. No evictions for past 5 yrs, No criminal for past 10 yrs (a FEW traffic/vehicle misdemeanors/DUI allowed). - Rent includes Lot Rent and 90 gallon garbage bin picked up weekly. House has laundry hookups, we do not provide washer or dryer. We do not provide a water softner. - Tenant Pays: Gas + Electric bill monthly average is $ 165 - Tenant Pays: Water + Sewer bill monthly average is $45 - Tenant is responsible for yard care and snow removal. - Lease Term is one year, then month to month. Security Deposit is $1200. This amount is required, along with first month's rent, in full to rent this home. Home is available now, or we can hold for next month with payment of Security Deposit. - Pets: Maximum of 3 dog/cat combo is allowed, no more than 2 dogs, with a $500 refundable security deposit.
