4) The management/owners are not responsible or liable for resident's property of any type for any reason. Resident is responsible for renters insurance. This is recommended by management.
5) Any property left on the grounds or in the hallways/basement may be removed and disposed of at the management's discretion.
6) Any noise that disrupts others is considered excessive and violates this agreement, which could result in termination.
7) Residents agree to maintain all common areas of the building.
8) Resident agrees to place garbage at street for pickup and return cans back to their designated places on pickup days.
9) Residents agree to test and maintain all smoke detectors and change the furnace filters/Clean AC on a monthly basis.
10) No inoperable vehicles to be kept on property.
11) Residents agree to use and occupy apartment in a safe and careful manner and not to use as a place of business.
12) Residents agree that the manager may at reasonable times enter apartment to inspect and make repairs when required.
13) We reserve the right to enter the apartment if the rent is delinquent.
14) In the event of eviction the resident agrees to be liable for all court cost and reasonable attorney's fees incurred by the management/owners as a result of the proceedings.
