Signal Mountain contemporary 1979 built home in Carriage Hill. 4,040 square feet, 4 bedroom, 3-1/2 bath, 2 car garage and fortunate siting on a cul-de-sac yielding front and rear driveways.
Carriage Hill is a “front of the mountain” location that is a great compromise between the need to drive downtown and the drive to the Signal Mountain schools, or, the door-to-door distance to Baylor School is six miles.
Perhaps the best feature of the house is the abundance of natural light that flows into it through the many Andersen brand windows and glass doors and through the custom made skylight that is in the exact center of the structure. It is generally unnecessary to operate any electric lights inside on an even partially sunny day. If your style of living is to draw all drapes and lower all shades, then it’s likely you would be better satisfied elsewhere.
This has been a superb house for large gatherings and has easily managed fifty persons. The very large gathering room and the very large kitchen are separated by the central stairway and entrance foyer. Access between those spaces is via the “roundabout”, which yields two routes. All of the openings between the mentioned spaces are wide and difficult to block with the small conversation groups that seem to form in doorways at gatherings.
The kitchen is best described by the photographs or by a personal visit. A feature of the kitchen that we have enjoyed is the second sink in the island and the second waste disposer installed therein.
A house of this square footage is expected to have large rooms, and the smallest bedroom herein is approximately 12 feet by 20-1/2. The master bedroom is upstairs, however there is a bedroom on the main floor sized approximately 15-1/2 by 20-1/2 with an attached bath. All of the bedrooms are equipped with generous sized windows and outside doors.
There is an unfinished basement containing two very large one car garages and another room that opens to the walk-in door and the stairway. There is a paved, stand-up crawl space behind a full size door that provides additional storage. There is a natural gas fired water heater in the basement, as well as one on the top level.
The gathering room is under a 24 foot ceiling and is overlooked from a balcony on the second floor. A mountain stone, wood burning fireplace occupies most of the end wall in that room; that wall is otherwise glass. The fire place has been converted to gas logs and can be re-converted, should that be desirable.
The lot upon which the house is constructed is approximately one acre and has approximately 100 mature trees. There is a well used garden spot with a separate channel on the sprinkler system. Approximately 25% of the mowable area has been converted to a natural area for handy, permanent storage of the annual leaf fall.
We have priced this home at significantly less than $200 per square foot, opining that the comparables easily support $699,000.
