Kitchenette has a full size sink, slightly smaller than normal fridge, microwave, coffee maker, toaster oven, two burner hot plate (no range), and basic kitchen furnishings (plates, cutting board, pan, etc). Bedroom has a queen size bed and built-in desk at the dormer window. Bathroom has a tub/shower combo. Living/dining/kitchen has laminate wood flooring, bathroom has original tile, bedroom and staircase have Berber carpet. No washer/dryer facilities available. All you need to bring are your clothes, personal electronics, food, and supply your own linens (bed sheets, mattress pad, and towels). Utilities included: electricity, water/sewer/trash/recycling, wifi, and monitored burglar/fire alarm system. No cable TV. A/C and water heater are shared for the house, programmable thermostat in owner's part of the house (which we'll set around your/our schedule), and can provide a portable a/c to further cool your bedroom to your particular comfort level during the warm months, but we do request the tenant to be mindful of their utility usage and turn everything off when you leave for the day. Gordonston is a centrally located but quiet residential neighborhood just two miles away from downtown- a five minute drive or bus ride from one of the two bus stop/routes within walking distance, a $6 Uber/Lyft, or you can ride on your bike. Enjoy the spacious backyard just outside your door, or walk a block to the private Gordonston Park. We're off E Gwinnett and Skidaway/off the Henry/Anderson exit of the Truman Expressway and 10 miles from Tybee Beach. WHAT WE ARE LOOKING FOR Home owners are light sleepers who occupy first floor directly under the unit, so we are looking for A=SINGLE=1=ONE tenant who is a mature, quiet (sorry, no parties and only an occasional guest), responsible (both in paying the rent on-time, and securing the unit when you leave), non-smoking (smoking is not allowed anywhere on the property), with a spotless criminal record. We are animal lovers, but there are NO PETS ALLOWED in the unit. RENTAL TERMS Month-to-month tenancy-at-will, automatically renewed monthly, and cancelled with a 30 day notice given when you pay your last month's rent. Application includes request for references, $100 application fee (applied towards security deposit if approved, or refunded if disapproved), and $12 fee for credit and criminal background checks. Tenant must have credit score over 600, proven income, no negative rental history, and no criminal background. We do not accept applicants which will not submit to our background check process.
