Lease Duration: The lease term is for a minimum of 12 months, starting from the move-in date. Early termination is not permitted without written consent from the landlord and may incur penalties. 2. Rental Payment: Rent is due on the 1st of each month. A late fee of will be applied if rent is not received by the 5th of the month. 3. Security Deposit: A security deposit $3,350 is required at the time of signing the lease. This deposit will be refunded within 30 days after the end of the lease, subject to deductions for damages or unpaid rent. 4. Late Fee Policy If the rent payment is not received by the 5th of the month, a late fee will be assessed as follows: 1. Late Fee Calculation: A late fee of 5% of the periodic rent payment amount will be charged for each succeeding five-day period (or portion thereof) that the rent remains unpaid. 2. Accrual of Fees: The late fee begins accruing on the 6th day of the rental period and will continue to accumulate every five days thereafter until the outstanding rent payment is made in full. 3. For example, if the monthly rent is $1,000 and payment is not received by the 5th of the month, a late fee of $50 (5% of $1,000) will be added on the 6th day. If the rent remains unpaid, an additional $50 late fee will be charged on the 11th day, and so on, until the rent is paid in full. 4. Application: Late fees are charged in addition to the overdue rent and are payable immediately upon receipt.
