Lease Duration: The lease term is for a minimum of 12 months, starting from the move-in date. Early termination is not permitted without written consent from the landlord and may incur penalties. 2. Rental Payment: Rent is due on the 1st of each month. A late fee of will be applied if rent is not received by the 5th of the month. 3. Security Deposit: A security deposit $3,350 is required at the time of signing the lease. This deposit will be refunded within 30 days after the end of the lease, subject to deductions for damages or unpaid rent. 4. Utilities: Tenants are responsible for all utility costs including but not limited to electricity, gas, water, trash, Internet unless otherwise specified. The landlord will cover HOA. Contact information for utility providers is available upon request. 5. Smoking and Drugs: Smoking of any kind, including e-cigarettes, and the use of illegal drugs are strictly prohibited on the premises. Any violation of this policy will result in immediate termination of the lease and potential forfeiture of the security deposit. Smoking is only allowed a minimum of ten feet away from the property. This property will not allow the growing or smoking of marijuana. 6. Pets: Small pets(Dogs/Cats) are allowed. All pets must be at least one year old, spayed/neutered, and current on all shots and immunizations. Please submit proof from your veterinarian with all current shots and immunizations. - Pet rent is $30 per pet, per month. A pet picture is required. - Breed restrictions do apply. - Management reserves the right to deny any animal at any time for reasons including aggression, behavior issues, etc. - An additional deposit of $500 per pet is required. - Additionally, pet insurance is required for all pets. Proof of coverage must be submitted prior to move-in and maintained throughout the duration of the lease. This insurance should cover liability for damages and injuries caused by the pet. 7. Maintenance and Repairs: Tenants are responsible for maintaining the property in good condition and promptly reporting any maintenance issues. Tenants are responsible for minor maintenance and upkeep. The landlord will handle major repairs and maintenance tasks that are not caused by tenant negligence. Requests for repairs or maintenance should be submitted via email/message and will be addressed within 72 hours. 8. Alterations: Tenants may not make any alterations to the property, including painting or installing fixtures, without prior written consent from the landlord. 9. Subletting: Subletting or assigning the lease to another party is not allowed without the landlord's prior written consent. 10. Property Inspections: The landlord reserves the right to conduct periodic inspections of the property with 72 hours notice to ensure proper maintenance and compliance with lease terms. 11. Insurance: Tenants are required to obtain renter's insurance to cover personal belongings, liability, and accidental water damage caused by tenant coverage. Required for each Tenant. - Owner to be added as party to be notified. Proof required prior to moving-in. - Failure to obtain insurance before move-in will result in forfeiture of the security deposit and termination of the lease. 12. Termination and Renewal of Lease: If the tenant wishes to terminate the lease early, they must provide 30 days written notice and may be liable for any remaining rent due under the lease term unless otherwise negotiated. Renewal options will be discussed and agreed upon prior to the end of the lease term. 13. Default and Eviction: Failure to comply with lease terms may result in eviction. The legal process for eviction will follow Hillsboro/Oregon regulations. 14. HOA: House is located in Reed's Crossing Community. All HOA rules must be followed. Copy of rules and regulations will be provided to the tenant. 15. All adults aged 18+ need to apply. All the adults in the household need to be on the lease. Late Fee Policy If the rent payment is not received by the 5th of the month, a late fee will be assessed as follows: 1. Late Fee Calculation: A late fee of 5% of the periodic rent payment amount will be charged for each succeeding five-day period (or portion thereof) that the rent remains unpaid. 2. Accrual of Fees: The late fee begins accruing on the 6th day of the rental period and will continue to accumulate every five days thereafter until the outstanding rent payment is made in full. 3. For example, if the monthly rent is $1,000 and payment is not received by the 5th of the month, a late fee of $50 (5% of $1,000) will be added on the 6th day. If the rent remains unpaid, an additional $50 late fee will be charged on the 11th day, and so on, until the rent is paid in full. 4. Application: Late fees are charged in addition to the overdue rent and are payable immediately upon receipt.
