The insulation was upgraded two years ago, so heating bills are reduced in the winter and a whole house fan in the attic keeps the house cool in the summer. The large garden in the front fills up with irises in the spring and sunflowers in the summer. The sprinkler system has drip irrigation built into veggie beds that you are welcome to use! (If you are an avid gardener, a rent reduction is possible in exchange for yard maintenance. It is located four blocks from an elementary school and five blocks from an entrance to the Boulder bike path system. It's about half-mile to trails in two directions and is within walking distance of grocery stores, coffee shops and restaurants. I can rent partially furnished, or unfurnished, depending on the applicants. The house currently has a large front-loading washing machine and a drying rack in the back yard. If future tenants would like to have a clothes dryer as well, that is an option! Owner pays trash, tenant responsible for all other utilities. No smoking of any kind. Pets negotiable with additional deposit, depending on size and behavior history. One primary leaseholder must be responsible for all rent payments.
