The house is still with HOA so renters will have to comply with the cleanliness of the exterior and proper disposition of trash following county dates. Proof of stable income is mandatory. The renter will be responsible for Water, Electricity, gas, and lawn mowing on a regular basis at least 2x month during rain periods. Washer and Dryer room available, but renter will bring their own washer/dryer machine The owner will be responsible for routine maintenance. The renter will be responsible for blocked toilets, sinks bathtubs, and overall cleanliness of the internal property. No commercial Vehicles allowed or parking on the driveway. No sidewalk parking at any time. No doing of illegal drugs of any kind is allowed in the house or throwing of large parties that will disturb neighbors No smoking in the house. Failure in standard appliances that come with the home (refrigerator, stove, and overhead microwave) shall be the owner's responsibility provided not intentionally damaged by the renter. Disposal of bulky waste should be scheduled with the city by the renter by contacting the Cabarrus city waste division. After every pick which is on Mondays (to be confirmed) renter shall properly remove trash cans away from the road to the back yard. Renters' insurance is required before move-in no exceptions and must be presented before payments are accepted. Caution fee required $2300, Document Fees: $200 The house will only be available for tours from 09/7/2023 and the move-in date is scheduled from 09/30/2023 after or agreed upon depending on any renovations/maintenance that need to be completed. All occupants of the house shall be added to the lease if they have to stay in the house for more than 2 weeks failure to do so shall be subject to review of the lease and considered default. Renters shall be required to show proof of income, 3 most recent pay stubs, and should be making at least 2x the monthly rent before will be considered for rent. Rent is due on the 1st of each month and past due 5 days for renters with the exceptions of Military or Veterans, Police, and Teachers who shall be past due on the 7th. Failure to pay rent on time for 1 month shall result in to breach in the lease which will provide the owner with an indication of when the renter should move out with a minimum of 30 days' notice and proceeding to legal eviction filing in court.
