Tenant will pay for Gas and Electric (solar panels are used so electric is $115/month) Wifi can be added to rent if needed. Last months rent will also be due(however can be added to rent and paid out monthly) This is for a minimum of 1 year and up to 3 years max. There is no smoking allowed. You can park at least 2 cars in the driveway, however there is always parking in front of the house on the street. Tenant will be responsible for any minor maintenance.
