RENTAL APPLICATION PROCESS
- Apartments are not held, reserved or secured until a rental agreement has been signed and security deposit payment has been made.
- A complete application is required from all adults (individuals 18 years old or older) for residence in the rental unit, regardless of family status. We will not accept an incomplete application.
- The fee is paid online when the application is submitted. If your application is not screened, your application fee will be refunded.
- We will require up to 3 full business days to process an application; typically application processing will be completed within 24 hours.
- We will accept the first qualified candidate(s).
RENTAL APPLICATION SCREENING CRITERIA / DISCLOSURE
Please review our list of application screening criteria before applying:
RENTAL HISTORY
- You must provide the information necessary to allow us to verify rental or mortgage history of at least two (2) or more years. We reserve the right to consider references that may exceed that timeframe.
- Less than two (2) years of verifiable rental history will require an additional security deposit or acceptable co-signer.
- We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.
INCOME REQUIREMENTS
- Your household income and/or financial resources must be two (2) times the monthly rent and from a legal source.
- If employed, you will be asked to provide pay stubs from the last three (3) months. Your employer may be contacted to verify employment and income.
- If self-employed, you will be asked to provide income tax documents from the most recent tax year and three (3) recent bank statements.
- Applicants with verifiable housing assistance must meet income qualification based on their portion of the rent.
CREDIT REQUIREMENTS
- A credit score of 620 or higher on a consumer credit report is required from each applicant.
- Negative or adverse debt showing on consumer credit report may require additional security deposits or acceptable co-signers.
- Unpaid accounts in collections may result in denial of the application.
ID REQUIREMENTS
- We require a government issued photo ID (a driver's license or U.S. passport, if possible) or a non-resident alien card be shown. Present with completed application.
SUBJECT TO DENIAL
Your application is subject to denial if:
- You make any derogatory statement and/or show combative behavior at any time during the application process.
- You display any behavior or make any comments that lead us to believe you may not follow the Rules of Residency or the terms of your lease.
- You misrepresent any information on the application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated.
Your application is subject to denial if, in your background check:
- In the last seven (7) years you have been convicted of the manufacture or distribution of a controlled substance.
- In the last seven (7) years you have a conviction for any type of crime that would be considered a threat to real property or the ability of other residents to peaceful enjoyment of the premises.
- In the past seven (7) years you have a court ordered eviction (FED).
- Your application is subject to denial if, previous landlords report significant levels of non-compliance activity including, but not limited to:
- Two or more notices for nonpayment of rent within one year.
- Three or more noise disturbances or material non-compliance with the rental agreement or rules within the past two years including, but not limited to:
- Repeated disturbance of the neighbor's peaceful enjoyment of the area.
- Reports of violence or threats to landlords or neighbors.
- Allowing persons not on the lease/rental agreement to reside on the premises.
- Failure to give proper notices when vacating the premises.
- Damage to the property beyond normal wear.
- Reports of gambling, prostitution, drug dealing or drug manufacturing.
- Previous landlords would be disinclined to rent to you again for any reason pertaining to the behavior of yourself, your pets, or others allowed on the property during your tenancy.
VARIANCE
Failure to meet the screening criteria, as stated, may be grounds for denial of application or payment of an additional deposit.
RIGHT TO DISPUTE
You have the right to dispute the accuracy of any information provided to the Owner/Agent by a screening service or a credit reporting agency.
RENTAL POLICIES
OCCUPANCY POLICY
Occupancy shall not exceed two (2) persons per bedroom per unit. A bedroom is defined as a room primarily used for sleep and which has a window, door, and is a near a smoke detector.

AVAILABILITY POLICY
You must be willing and able to pay rent according to your lease terms immediately after your application has been approved. You must be willing to occupy the unit immediately or on its first available date.
PET POLICY
- Pets will be approved on a per property, per pet basis. Property Management staff must view pet(s) prior to occupancy.
- A Pet Agreement must be completed, signed, and submitted with a current photo of pet(s) prior to pet(s) moving in to property.
- Tenant will be held fully responsible for any damage to the property caused by pets. This includes damage to floors, landscaping, window screens, etc.
- Pets must be spayed/neutered, with proof of licensing and current vaccinations required with application.
- Property Management reserves the right to refuse occupancy to any pet and may require documentation for dogs on a case-by-case basis (e.g. graduation certificate from an accredited AKC Canine Good Citizen Class, documentation from a veterinarian regarding pet's behavior in the last 6 months, etc.)
- An application may be denied if an applicant has an undisclosed or un-permitted pet.
- Assistance animals will not be denied.
