Lease Terms:
Duration: 12-month lease with an option to switch to month-to-month after the initial term.
Notice to Leave: A 60-day notice is required to vacate.
Rent Due Date: Rent is due on or before the 1st of each month by 5:00 p.m. local time.
Late Fee: $75 if payment is received after the 5th of the month by 5:00 p.m.
Additional Fees:
Non-refundable deposits: $500 for paint/patch, carpet cleaning, and maintenance + $500 non-refundable pet deposit.
Service of Notice Fee: $75
Eviction Turnover Fee: $400
Maintenance Responsibilities:
Yard Maintenance: The tenant is responsible for the upkeep of the yard, including mowing, weeding, watering, and maintaining the sprinkler system.
Air Filters: The tenant is responsible for changing air filters quarterly at their own cost.
Repairs & Services:
Tenants must request repairs and services in writing to the Owner's designated representative.
Pets:
Pets: No pets allowed without prior written consent from the Owner.
Smoking:
Smoking is strictly prohibited on the premises unless otherwise agreed in writing by the Owner.
Liability Insurance:
Tenants must maintain liability insurance for the Owner, with coverage of at least $200,000 for property damage, including coverage for fire, explosion, sewer backup, smoke, and accidental water discharge.
Termination Clause:
Military Clause: If a tenant is a member of the Armed Forces and receives orders to depart the local area, they can terminate the lease with a 30-day written notice.
Appliances:
Appliances may be provided but can be replaced or repaired at the Owner's discretion if they fail.
Full Rental Agreement:
A full rental agreement will need to be reviewed and signed by both parties before the lease can be finalized.
