NOT included: refrigerator, washer, and dryer. REQUIREMENTS: 3x rent amount in household income before taxes. Good or Excellent credit: We look at history of positives vs. negatives. Good rental history and no evictions. LEASE TERMS: Tenant is responsible for all utilities and landscaping. Lease term is 1 year, followed by month-to-month. Security deposit of 1 month's rent (up to 2 month's rent depending on credit) is due within 24 hours of qualifying. First month's rent is due at move-in. Lease must start within 2 weeks of approval. Pets are allowed with a fee: +$50/mo for each pet, up to 3 pets. No additional pet deposit is required. APPLYING: Applications will be provided by request following the appointment. Each adult (18 and over) must submit an application, photo ID, and proof of income. Undocumented income cannot be counted. Application fee is $25 per adult.
