Term of Lease: Seeking a mid-term tenant, preferably for a duration of 2-6 months, but willing to consider alternative arrangements through discussion. 2. Rent Payment: The monthly rent shall be paid by the 3rd of each month (Flexible). Payment can be made through Zelle or Stripe. A $50 late fee will be applied if not paid within 5 days. 3. Security Deposit: A security deposit of $1500 shall be paid upon signing this lease agreement. The security deposit will be returned within 7 days after the termination of the lease, minus any deductions for damages or outstanding rent. 4. Utilities: The home is on a well and has no gas. Electricity can be provided by the landlord but is capped at $200 a month. Any additional utility cost will be charged to the tenant 5. Maintenance and Repairs: The landlord is responsible for major repairs and maintenance unless damages are caused by the tenant's negligence. The tenant shall promptly notify the landlord of any necessary repairs. 6. Use of Premises: The premises shall be used solely as a residential dwelling and for no other purpose. 7. Subleasing: Subleasing is prohibited without the prior written consent of the landlord. 8. Pets: Pets are allowed upon approval. If allowed, there is a non refundable pet deposit of $250 per pet.
