Our community has age requirements, applying for any one home, one person has to be 55 years of age or older, any other persons may be 45 years of age or older.

Submit Residential Application to Rent. Understand "no-home" will be reserved until approval.
Submit Employment Verification Request form(s) with item two (2) completed and three (3) if applicable.
Submit Address/Rental History Verification Request form(s) for each address with item two (2) and three (3) completed for each address on application.
Pay $25.00 non-refundable Application Screening Fee (Credit Check and Criminal Check Fee) for each Applicant(s) money order(s) or cashier check(s) only.
Submit Income Proof for the past month or year or future month(s) depending on the income source, must be verifiable.
Submit unexpired Identification, ID for copy.
To Qualify for a Home:
Each person able to reside in our age-restricted community, Silverwood Mobile Home Park, must complete a Residential Application to Rent. In applying for one (1) mobile home, one (1) person needs to be 55 years of age or older and any other person(s) looking to reside in the same mobile home may be 45 years of age or older.
The combined gross monthly income(s) including any other legal and verifiable income(s) must be at least two and a half (2.5) times the monthly rent. Submit verifiable income source(s) for the past month or year or future month(s) depending on the source would need to be submitted.
Pay $25.00 for each application credit fee and criminal check fee. Application fees are non-refundable. Credit may not have any delinquencies for the past six (6) months and any utilities owed, unless delinquencies are paid off & proof can be submitted including proof in bankruptcy. Credit score(s) from 570 and higher will be approved; and credit may have no delinquencies for the past six (6) months. Any credit scores of 569 or below unfortunately will not be accepted even if credit confirms no delinquencies for the past 6 months. Applicant(s) receiving government rent subsidies may receive credit considerations. A criminal record may disqualify applicant(s).
Provide a current/unexpired government photo identification(s) for copy.
Provide residency addresses on the application. We are looking to confirm any residency information.
An Address/Rental History Verification Request form(s) needs to be completed on item two (2) and item three (3) for each address from the residential application to rent.
A Satisfactory rental history is necessary if applicable. Prior evictions will disqualify applicant(s).
Employment Verification Request form(s) need to be completed on item two (2) and item three (3) if applicable.
Notes:
Applications are processed on a "First Qualified and First Approved Approach."
The screening report will be provided to applicant within seven (7) days from the date our management receives the report.
Any false information on application and/or false information submitted will result in automatic decline of the application(s) including termination of the residency if such information is received after the move-in.
After Application Approval and to secure home until move-in date within 2-weeks from being approved we require a nonrefundable $300.00 Holding Deposit - money order(s) or cashier check(s) that will be applied to the security deposit.
Only two (2) pets, 20-pounds or less, will be approved to reside in a home. A pet deposit of $500 will be required for each pet including pet rent of $50 a month for each pet. Additionally required will be a city license(s), shot record(s), and picture(s) will need to be submitted to Phoenix Family L.P. by move-in date for pets, service/comfort animal(s).
If move-in date is before the 25th of month, rent will be prorated and owed with any deposit(s) on move-in date; if move-in is on the 25th of the month or later, the prorate, next month rent is owed upon move-in including any deposit(s).
Utility Information available; Resident(s) responsible for utilities. Renters Insurance proof required upon move-in.
A Caregiver allowed, needs to be at least 18 years old and will need to submit an application, $25 application fee and only the criminal check will be considered. A medical letter is necessary stating that the Caregiver is for the Applicant.
