Home will be available April 1st. The community has a swimming pool that is included in the lease. Renter is responsible to pay all utilities. Only a small pet is allowed and has to be added to the application and approved by the owner (certain breads are not allowed). $400 deposit per pet applies. No smoking is allowed inside the house. Tenant has to provide tenants insurance from a reputable insurance company . Tenant has to bide by rules, regulations and instructions of the Village of Avalon HOA and responsible to pay or fix for any violations and/or incompliances. No sub-leasing at all. Tenant can have a guest for a week maximum and has to submit a written notice to the owner before that. Owner will inspect the property with a 48 hours notice. Tenant is responsible to check the property regularly and inform the owner of any problems, like faucet leaks, sink and drainage leaks, roof leaks etc. with in 24 hours. Tenant has to make sure to use all appliances with ultimate care and responsible and to keep the inside and the outside in pristine condition. The rent has to paid at the beginning of each month but no later than the 3rd day at 4 pm of each month otherwise a penalty of $250 will apply. Lease is subject to renewal.
