Tenant may not make repairs or alterations without written approval. Tenant is responsible for any damage caused by negligence, misuse, or failure to report issues in a timely manner. Costs for such repairs may be deducted from the security deposit. Application Requirements Income: Gross monthly household income must be at least two and a half (2.5) times the monthly rent. Income must be verifiable through recent pay stubs, tax returns, or bank statements. Credit History: A minimum credit score of 600 is required. Credit reports must show a history of timely payments, with no recent bankruptcies, foreclosures, or evictions within the past 5 years. Rental History: Positive rental references from at least two prior landlords are preferred. Applicants with prior lease violations, late rent payments, or property damage may be denied. Criminal Background: All applicants are subject to a background screening. Convictions involving violence, drugs, or property damage may result in disqualification. Tenant shall not sublet the rental property, in whole or in part, without the prior written consent of the landlord. This includes renting out rooms, offering the property as a short-term rental (such as Airbnb or VRBO), or assigning the lease to another party. Any unauthorized subletting shall be considered a material breach of this lease agreement and may result in termination of the lease, forfeiture of the security deposit, and/or legal action. If the landlord approves a sublease, the original tenant remains fully responsible for all lease terms, including payment of rent, maintenance of the property, and adherence to all community rules.
