The neighboring tenant and their small dog share a wall with this home rental unit. This home rental unit includes a joint door inside to the studio rental unit that will be locked on both sides at all times with a key only the landlord has to maintain the privacy of both tenants. Access to the backyard and shed is included with this rental. No loud parties. Tenant to pay their share of all utilities to Landlord. Renter will have their own fiber internet provided by Landlord. Utilities are shared between both rental units. Power is privately metered for accurate billing between units. All other utilities are split in half and water is split 2/3 (house) to 1/3 (studio). Each rental unit has its own garbage bin for regular garbage. If utilities are used excessively, above the norm, additional charges may be applied for utility costs. Renter's insurance required with a minimum liability of $100,000. Proof of insurance will be required with start date as the move-in date/start date of lease.
Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit.
Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If household income does not meet at least 2x the monthly rent amount, a guarantor or additional security deposit may be needed. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application.
A credit check by Experian and CIC is required and is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. An eviction history check may also be submitted.
A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. History of criminal behavior that may negatively affect tenancy: drugs, sex offense, theft, robbery, assault, violent offenses, stalking, active warrants, etc. Determinations as to criminal screening will be made on a case by case basis, after analysis, and will be based on several factors and information. There will be no automatic denials on arrest or criminal convictions. Certain criminal records which have taken place within the last seven years are a consideration for denial. Deniable charges may include but are not limited to: Murder (1st and 2nd degree), Kidnapping (All counts), Manslaughter (1st degree), Theft (1st & 2nd degree), Assault 1st, 2nd & 3rd degree), Burglary (1st, 2nd degree & vehicle prowling 1st degree), Robbery (1st & 2nd degree), Malicious Mischief (1st degree), Rape (All counts), Arson (1st, 2nd degree & Reckless Burning 1st degree), Child molestation (All counts), Delivery or Sale (All counts), Rape of a child (All counts), Possession with intent to Deliver (All counts), and multiple misdemeanor and/or felony offenses could also be under consideration. Reasonable likelihood that a past history of abuse of alcohol interfering with the health, safety or right of peaceful enjoyment by other members of the community.
