12. Furnished Option.

The tenant can choose to either furnish the unit themselves or choose the furnished option. If the tenant chooses the furnished option, an additional \$200 per month will be added to the rent.
13. Liability.
The Landlord shall not be liable for any harm caused to the Tenant or any third party while the Premises is rented to the Tenant. This includes but is not limited to, injuries caused by slipping and falling, drowning, exposure to chemicals, or any other cause.
14. Governing Law.
This Lease shall be governed by and construed in accordance with the laws of the State of California.
15. Entire Agreement.

16. Severability.
