    So I don't have pictures. A tenant who stayed for 6 months is sending me some. I'm going to go take some new ones. It sure won't be "staged". I don't think the tenants have much for a living room! It is a duplex WITH A LOFT. Two other Firelight Chalet units are for sale without lofts. Listed at 989K and 975K. Mine has a deed restriction. One person must work in Big Sky (not remotely) for 30 hours a week. No short term, less than 30 day rentals, so month to month is fine. By the way I am thee original owner and I want to sell for other opportunities of mine personally. I could be open to owner financing over 5 years with $450K down, balloon due at 60 mo.. New appliances, new carpet, paint, windows ,blinds and curtains, and painted kitchen cabs, etc. in Feb of 2024. Appraised at 975K without deed restriction. In Vail, CO these restrictions have a long history and I'm being decent with lowering the price over 10%. It is meant for say an investor, or for say an owner who wants to rent downstairs bedroom to an employee of a Big Sky business. Maybe a business owner in Big Sky to fill with employees. The bedrooms upstairs are big enough to share, or the loft area separate with a shared bathroom. Perhaps the downstairs bedroom and bathroom can be "separated off" (separate patio door entrance) from the rest of the unit to satisfy the restriction. Having the extra square footage of the huge loft makes this unit great. I am also paying for the roof remodel which is a special assessment that started in 2025. The total cost is about $50,000 My broker can write up the details. My tenants leave April 30th. IF you wanted the tenants, they pay $1500 a month each bedroom and split the electricity between themselves. They rotate turns in the garage. I pay HOA, taxes-month= $425, water and sewer, month = $220. I have insurance policy but only covers studs in. I'd love to show the unit, talk any other details.
