Pet Policy: No pets are allowed on the premises except dogs weighing 60 lbs or less. No cats are allowed. A separate pet agreement and pet fee will apply to cover the cost of cleaning carpets after the tenant moves out of the property. 3. Lease Term: The lease term is for one year, with the option to renew upon mutual agreement between the landlord and tenant. 4. Security Deposit: A refundable security deposit equal to one month's rent is due at the signing of the lease agreement. This deposit will be held to cover any damages beyond normal wear and tear upon move-out. 5. Maintenance: 5.1 The tenant is responsible for the monthly changing of HVAC air filters. Filters will be provided by the landlord. Failure to regularly change the air filters may result in HVAC system malfunctions and the tenant may be held responsible for associated repair costs. 5.2 The tenant is responsible for some exterior maintenance, including snow removal.
