New Luxury vinyl flooring in bedroom and living room. Tile in the rest of the unit. Less than a year old gas Stove and Brand new upgraded microwave with push button vent that comes out over the stove! Kitchen and bathroom cabinets were remodeled previously. No refrigerator is included in the unit. There is one there left by the previous tenant that you may have or I will remove it if you like. Tiled walls in remodeled bathroom. New glass shower doors. For energy savings all the windows except one has been replaced with dual pane vinyl windows. We may replace that one in the future but no promises. The contractor just missed it. Close to bus lines, a few hundred feet away at the corner, light rail is nearby by bicycle. Easy on and off highway 99 access. If you work downtown you don't even have to get on the freeway just take Franklin Blvd all the way down south into downtown! There is a strong possibility that new mini-splits are coming in the near future! Currently wall heater and wall A/C. There is a program that we are in line for with income limits of $66,000 for singles or $73,000 for couples in the unit that with my money included the unit would be upgraded. You will have to agree to FULLY cooperate with the program in advance to qualify for this unit. That would mean showing income and PG&E and SMUD bills, and cooperating with the installation of the units, unless your income is above these limits of course. A small price to pay to have lovely mini-splits for both heating and air conditioning in your beautiful home! If you want to grow a little garden in the back there is room for that I would want just a little bit of extra money for the water, my best guess would be @$10 a month. Base rent is $1600 for one person. Each additional person is $50. One is all ready gone, and the other is set for trial. The good thing is those units will be remodeled and rented so you can choose your own neighbors if you have friends or family looking for a place to move. Most of my tenants have rented with me for over 10 years. The outside needs some love right now. That will come after I get all the units rented and have income to make those improvements happen. For the security deposit I am considering using a bonding company called the guarantors so that getting into the apartment won't be as costly as a deposit. Depending on how long you think you will live in the apartment. I will require a 6 month guarantee. The quote for my other tenant for a 2 year lease with good credit was $750. That would have to be renewed. If you have been an outstanding tenant I would most likely help out with the renewal cost. It would be a win-win at that point. If you are looking at moving out at the end it is definitely a cost saving s for you. You should be familiar with this area. Drive around take a look. Parking is in the back. You can park in the front of the apartment to load and unload. Communication is key to be a tenant of mine. I want you to be happy and content in your home. I am not going to micromanage you. If there is an issue with the rent. I want to be the 1st to know, not the last. If there is an issue with the apartment and you let it linger and it causes damage you will pay for the damage. A simple drip. No problem. One that you allow to continue for days or months, big problem. I have a licensed pest control company that treats year round. I expect you to allow them to do their job. See a roach. Report it. Allow them inside. One roach is one roach too many. I'm serious. Have a great day! PS- you should like cats as there are feral cats around and I don't want you to be mean to them. Some are friendly. Owner pays for water sewer and garbage SMUD and PGE for heating water at this time subject to change for abuse. Such as doing laundry in your unit, allowing other people not on the lease to take showers baths etc. Raising the heating costs of the hot water and water consumption. Not separating the garbage or not using the correct bags for food waste (compostable bags now required) correctly causing fines from the garbage company.
