If rent is not received by the 5th of the month, a late fee of $175 will be applied. 3. Security Deposit A security deposit of $3100, is required prior to move-in. This deposit is held as security for any damages beyond normal wear and tear. It will be refunded within 30 days of move-out, pending a property inspection. 4. Utilities The tenant is responsible for paying all utilities, including but not limited to water, gas, electricity, trash removal, and internet. 5. Maintenance and Repairs The landlord is responsible for maintaining the property's structural integrity and systems (e.g., plumbing, electrical). Tenants are responsible for keeping the property clean and handling minor maintenance (e.g., changing light bulbs, unclogging sinks). Tenants must notify the landlord of any required repairs. 6. Pets One small dog (22lbs max) allowed. A refundable pet deposit of $100 pet is required. Must comply with local breed and size regulations. Tenants are responsible for any damage caused by pets. 7. Smoking This is a non-smoking property. Smoking is strictly prohibited inside the home. Smoking is allowed only in designated outdoor areas. 8. Occupancy The property is to be occupied by no more than 4 persons. Any additional occupants must be approved in writing by the landlord. 9.
