It is also conveniently close to the Capitol (10 minute drive) and several other hospitals in the area. The cottage is located behind the main house. PROPERTY HIGHLIGHTS: * LOCATION: Prime spot near UCD Hospital, the Capitol, and multiple other hospitals, at the intersection of 39th Street and Miller Way. Easy access to all freeways and close to shops, including Trader Joe's. *FURNISHING: It comes fully furnished with all essentials. Everything that you would need to feel right at home. Take a peek at the photos to get a sense of the place. For a tenant that is longer than 6-12 months , and has some of their own furniture, I am willing to negotiate, though not on the price. * INTERIOR: Very cozy atmosphere with lovely new wood floor in the living room and black and white flooring with rugs throughout the rest of the cottage. There is a decorative, functional gas stove which is perfect for chilly winter evenings. Blinds and curtains are on all windows, and blackout curtains have been added to the bedroom for extra privacy and comfort. It has been newly painted throughout. The cottage looks out on to the garden, where you can have a morning cup of coffee or an evening dinner on these pleasant Sacramento Fall days. * UTILITIES: City water/sewer /garbage and weekly gardener are covered by the landlord. The utilities (internet, PG&E( gas) & Smud(electric) to be the responsibility of the tenant. * COST OF RENTAL: 6 MONTH LEASE: $1,625 per month/$850 deposit 12 MONTH + LEASE: $ 1,600 per month / $1,000 2 - 4 + YEAR LEASE: $1,575 per month / $ 1,575 * PARKING: Street parking is available, and a parking permit for the area can be easily obtained * ADDITIONAL FEATURES: There is an on-site washer and dryer, charming, secluded back garden with patio furniture, and a private entrance which has security lights. Full fridge. Slow cooker. Microwave. I will accept a stay 6 month period, though I would prefer 2-4+ years. Landlord pays for the City Water & Garbage and weekly gardener. The tenant pays for internet service, gas and electric. No smoking policy in the rental. It is street parking only, but there is a parking permit that is valid to October 2025. There is a $50 deposit for the permit. You are less likely to accidentally drive off with it on your dashboard that way! You can also obtain your own permit from the city which includes 2 permits. I prefer no pets. But could be persuaded, depending on the pet. However, there would be a pet deposit of $ 500 The deposit varies, depending on your stay. 6 month lease is $ 850 12 month lease is $1000 2-4+ year is $1,575 $ Which will be returned if the rental is left in good/very clean condition (normal wear and tear not withstanding). There is a cleaning fee of $ 100 if needed.
