1. How big is it?? -- It is approximately 8.69 acres with nearly 8 of that being wooded with mature trees.
2. Have you done anything to it?? -- We had what can be loosely described as a gravel driveway established and cleared out a potential building spot on the flattest, near the highest part of the land. We cleared the trees from a walking path down to the river. The rest is au naturel.
3. Hunting? Fishing?? -- All of that can be done here if that's what you are into. Someone illegally installed a deer stand in one of our trees and someone else illegally put up a duck blind down near the railroad tracks prior to our purchasing of the land in 2019 (or maybe it was the same person, we don't know). We had a trail cam that caught pictures of large and small deer. And last I checked, there are fish in the river.
4. Railroad?? -- Yes. The active Southern Railway does create a split in the acreage. There is no current private railroad crossing but that doesn't mean you can't make it happen!
5. It says riverfront?? -- It has 400 ft of Ocmulgee riverfront embankment/access, with nearly 2 acres of land beneath the railroad.
6. Flooding?? -- Per the flood map, all flooding of the land is below the railroad tracks.
7. It looks like there are powerlines in the pictures? -- Yes. There is a powerline easement with Georgia Power at the road front. But don't let that stop you! This is still an oasis.
8. How far from civilization is this place?? -- Not far actually. It's approximately 10 minutes (less if you drive like me) from the land to the Shoppes at Rivers Crossing and the booming commercialization on Bass Rd. Residential areas and houses are being added along US 23. It is approximately a 15-minute drive to the small town of Juliette.
9. Schools?? -- They have some of those nearby. It is located in Monroe County and the neighbor children go to T.G. Scott Elementary, I believe. Then there is the middle school and a high school.
10. Is there an HOA or covenants?? No HOA (thank goodness, right?) but this lot is located within the Hunter Mill Subdivision and has some covenants including a build minimum of 1,500 sqft. for a one-story structure, a building minimum of 1,800 sqft. for any two-story structure, and there's something in there about 1 horse per acre which means you could potentially have 8.6 horses!
11. If it's so great, why are you selling it?? -- Divorce. It was his dream, not mine. But it certainly can be yours! It is beautiful.
TL;DR - Approx. 8.69 acres with 400 feet of Ocmulgee riverfront that is ready for someone to build. Has wildlife, train tracks, and some power lines. But it's pretty.
