After completion of application screening (income verification, rental/employee references, credit/background check) we will arrange an in-person tour before lease signing. There is central AC/heat and ceiling fans in the bedrooms to keep temperatures comfortable all times of the year. The basement features a finished entertainment room, laundry room, and additional bathroom. The fenced backyard contains several planter boxes with lots of gardening potential. - Rental application is required for all residents age 18+. - Applicants' gross monthly income must be at least 3x the rent (or 3x their rent portion if using a voucher). Two most recent paystubs are preferred. - 5 year resident history: Each applicant must demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history will disqualify an applicant. - Credit check must demonstrate history of on-time payments with no collections or judgments. - If criminal history is found, an individualized assessment of the applicant's history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. No smoking is allowed anywhere on the property. Dogs are allowed. Tenent will pay all utilities (electric, gas, water) and be responsible for landscape maintenance. There is ample street parking available only used by residents.
