    What's special

This is a very nice older triple-wide manufactured home located near the end of a very quiet cul-de-sac. The home has a very private hillside setting overlooking the valley below. The parcel is just over 5 acres with a nice mix of seclusion and usable land. The home is not visible from the road.A paved drive takes you up to the home and detached garage. The front yard is fenced and beautifully landscaped with nice lawn areas, mature shrubs and trees, even a nice aviary. There is a large covered front porch with a great western view to enjoy the evening sunsets. The home is a 1979 triple widewith a spacious open floorplan that has a huge living area, open dining room, and large, airy kitchen with a garden window for plants. There is 1,548 square feet with 3 bedrooms and 2 baths. The isolated master bedroom is nicely sized. The living room has a great wood stove that can heat the entire home and there is also forced air heating. This is a very comfortable property. The pad area is quite large and very functional. There are areas for gardening, a large chicken coop, and the aforementioned aviary. The detached garage has room for storage and there is a circle drive for easy access. A separate road takes you to the back of the property where there is some nice useable land that would be suitable for animals or growing. The well is a very respectable 16gpm so water will never be an issue. The natural privacy provided by the hillside setting provides great separation from neighboring properties and a very tranquill living environment. As always, I talk about any negative features and this property has a few. The home is a 1979. It originally had single pane windows. Some have been replaced with dual panes but quite a few single panes remain. The home does not have a dishwasher but there is ample room for one. The garage is fully enclosed but does not have a door. It could use a coat of paint. There is some exterior work that needs to be done on the home. It is mostly minor and the seller will have the necessary repairs completed in escrow. In general, the home is in very good condition. The road to the back of the property hasn't been used in a long time and is somewhat overgrown. A couple hours with a scraper would help a lot. Finally, the road in to the property is paved but a little rough in spots. This really is a nice property... lots of privacy, great views, and very functional. You are getting a whole lot of living at a very affordable price.
