    Come live in scenic Pelham, surrounded by the Quabbin woods! We are a couple in our late 20's looking to rent the house attached to our home and our store (it's sandwiched between, but completely private). You'll be living in a beautiful, rural location that's only 10 minutes from downtown Amherst and Belchertown, 15 minutes from UMass, and 20 minutes to Rt. 2 towards Boston. Plus you'll have access to miles and miles of trails of the Quabbin woods right across the street. It's hard to beat that! ** The House ** - Adjacent to The Bower Studio and our house (connected by walls) - Has 1,600 sqft of living space with 2 bedrooms, 1.5 baths (full with SHOWER ONLY upstairs), eat-in kitchen, large living room with original hardwood floors and wood beams, and bonus room/common area upstairs. - Large capacity Kenmore stacked washer/dryer in laundry/storage room off kitchen. - Closet storage space. - Small private fenced yard off the living room and sectioned off front porch area at the front door. - We re-painted everything (every surface) a couple years ago and put in a new range/oven. - It's one of the homes that was moved to make way for the flooding of the Quabbin. Built in 1910 originally and rebuilt here in Pelham in the 30's. - Being an old house, the upstairs was likely an attic originally, so the upstairs ceilings are sloping and somewhat low. Because of this, it may be better suited to those not much taller than 6 feet tall. ** Rent & Utilities ** - Rent is $1000 per month - 1st month rent and security (1 month rent) due upon signing. - Utilities are extra: -- Heat is propane (Surner Heating) w/ 2 heating zones (upstairs and downstairs) -- Electric + Grid-tied Solar for everything else (solar panels offset costs, depending on production and your usage) -- The house is wired for phone, DSL, and cable. We recommend DSL Extreme because it's cheaper and actually faster than what Verizon offers. - Included: -- Well water -- Septic -- Trash/recycling pick-up (bi-weekly) -- 2 parking spaces -- Snow removal (note that we are the last to get plowed. you may need to shovel out sometimes. the highway is plowed regularly though.) ** Pets ** - Cats are okay. - Dogs okay if quiet, well behaved, and regularly picked up after. Because this house is attached to a store (The Bower Studio), a barking dog can be heard inside the shop. So please no dogs that bark at everything! - Other small pets negotiable, but probably okay. ** About Us ** - My partner and I are both artists and together we run The Bower Studio - I'm 29, a full-time student of horticulture, an herbalist, and hobby gardener - He's 27, a busy artist and entrepreneur. - We enjoy getting to know our tenant neighbors, but also respect everyone's privacy and need for space. With previous tenants we've had cookouts and swapped pet care, but no worries if you prefer to keep to yourself! ** A note about the property your kitchen and bedroom will overlook ** - Access to the rest of the property isn't part of the lease. Mainly because I am growing sensitive/threatened plants and poisonous plants and have a garden restoration project going on. I also do very little mowing and our yard is filled with bees all summer (hundreds of them). However, we're willing to share with like-minded folks who are trustworthy and understanding of plants, insects, and nature! So if the fit is good, we are down for having the land be communal space. If you're not into bugs, plants, snakes, or tall grass: don't worry! The rental has a completely private fenced yard for you to enjoy. ** Work Exchange ** If you have some extra time and want to reduce your rent, there's the option to help out in the shop from time to time. Rent reduction will be based on hours worked at $12 per hour. Work includes manning the register, assisting customers, helping to make stationary (folding, cutting), etc.
