    Spacious 5 bed, 3 bath with 40x24 shop, tucked away on roughly 8 acres on owned private drive off paved road. Land is a little over 8 acres it is mostly open and appealing flat ground with a small hollar to the east which has season run off stream. driveway is about 1\2 mile long and an automatic gate at yard entrance. there is cattle fence on east and south sides of property. pole barn is newer with cement floor and a solar power system. it has 3 bay doors with drive through and one entrance door with solar securtiy lights. there is an extra well and power pole from previous home that has been set up for RV hookup. Water well is 9" @ 180ft deep, tested when purchased and showed no signs of lead or chemicals. no noticeable taste or odor. did have clay silt as normal for area and have installed a ispring large home filter system as well as a 14 gpm uv system to ensure no bacteria. has an reverse osmosis system with an additional uv system under sink hooked to drinking faucet as well as to refrigerator. well house has a new pressure tank and points. new 50 gallon electric water heater. new flooring throughout. either linoleum or waterproof plank style. newer washer and dryer, newer dishwasher, newer counter style stove top and double ovens in wall. has open rear deck and enclosed large front porch with indoor outdoor carpet. house is an open floor plan and rooms are fairly spacious. has a well maintained 20ft round above ground pool with upgraded pump and sand filter. land is sand clay mix and is rocky as per area. there is a garden area with extra top soil brought in as well as several raised beds. has clothes line and 5-7 person new storm shelter with solar lighting. yard is secluded from any neighbors. neighbors have been friendly and honest without any precarious incidences since ownership in 2022. area is quiet and rural, cow ranches and chicken farms. many winding roads and hollars as is edge of Ozarks. 412 freeway is just a few minutes away giving access within an hour drive to Tulsa, Siloam Springs, Springdale, Tontitown, Feyattville, Bentonville, Pryor, and Tahlquah as well as many smaller cities and towns. cell service is fair but not great. house is equiped with cable internet and has updated fiber optic phone lines as well. heat source has been primarily wood stove heat and has been adequate, there is an electric forced air heat source that was tested and worked but not used. there is also central air that was inspected and showed need of capacitors i believe. we opted for window unit use as a money saving option so have not repaired unit. there are a few windows cracked from mowing that should be replaced before sale. there will be a conveyance of $20,000 to owner for the replacement of roof. It has had a few leaks from vent system that have been fixed but the shingles are at their life expectancy and need replaced. $20,000 should be more than adequate to cover this and any other minor issues buyer would like to address. house also has a basic security system with multiple cameras as well as solar powered motion sensors. there are multiple apple trees(Gala) planted that should be entering production stages soon as well as several areas of raspberry/blackberry bushes. some Mullen, Polk, Yarrow and few other natural herbs. deer, turkey, wild hog have all been seen on property if a food source is maintained
