THE HOUSE: Entire lower floor of charming and spacious (1300 square feet to yourself!) 1947 duplex (now actually a 4-plex but the older house remains intact within). Beautifully redone in a tasteful modern style with bamboo hardwood floors, great kitchen, slate bath, etc. New fire sprinkler system and seismic upgrades were installed during the renovation allow you to sleep with extra reassurance.
THE AMENITIES: Your own (no coins needed!) front-loading washer/dryer in the huge bathroom; super-quiet stainless steel dishwasher in the kitchen. Huge back yard/farm is shared with the other units in the building with ample room for gardening and many shared crops; fruit trees/shrubs are in the ground and putting down roots! This year we're running it as a managed CSA-style setup where you'll have access to veggies out back all season long, included in the rent for at least 2021. A/C and heat keeps the place comfortable year-round.
THE NEIGHBORHOOD: Walk to Division and Clinton Sts: great restaurants still exist, short walk to Safeway, Natural Grocers, and much more. Great Richmond/Waverley Heights neighborhood, near Clinton neighborhood, and lots more! Nice walk score and just a 5 minute walk to two large grocery stores; short drive to New Seasons or People's Coop. New food cart pod ("The Original") is going in just a couple blocks away, with a new location of John's Marketplace beer shop. Great late night/frequent bus service and great neighbors. Quiet neighborhood despite the short jaunt to Powell.
THE LANDLORD: I live on the first floor (right above you)--there is no property management company to deal with. We continue to focus to get the yard tricked out with an amazing landscaping setup. We tend to be very quiet with no barking dogs or heavy walking (just a couple of jumping cats). Due to the layouts of lower level and first floor and the fact that we sleep above the lower level living room, we ask for tenants who are sound conscious and not prone to frequent late night We're laid back, have positive energy, and we'd like to build a friendly relationship.
Full disclosure: this is a lower-level unit but it's not an average basement apt. The windows are large and placed around the perimeter of the apartment with big wells to let in light; it gets a good amount of it. Parking accommodates a smaller vehicle--full-sized vehicles would park on the street (where there's tons of parking available all the time).
