1. Parties Involved
Landlord(s): The owner(s) of the property, or their authorized representative.
Tenant(s): The individual(s) who will occupy the property. All adult occupants (18 years or older) must sign the lease agreement.

7. Maintenance and Repairs
Tenant's Responsibilities: The Tenant is responsible for keeping the interior and exterior of the property, including all yards (front, side, and back) and the deck, in a clean, sanitary, and well-maintained condition. This includes, but is not limited to, routine cleaning, replacing light bulbs, replacing smoke detector batteries, and maintaining landscaping (e.g., watering, weeding, pruning, and general yard upkeep). The Tenant must promptly report any necessary repairs to the Landlord.
Landlord's Responsibilities: The Landlord will be responsible for major structural repairs and ensuring the property remains in a habitable condition, provided such repairs are not necessitated by the Tenant's misuse or neglect.
Emergency Repairs: Procedures for reporting and handling urgent repair needs will be outlined in the full lease agreement.
8. Tenant Obligations and Conduct
Occupancy Limits: The maximum number of occupants will be specified in the formal lease agreement, adhering to local regulations.
