Typically, a normal renters insurance policy will provide adequate liability coverage and naming the landlord and property management company & agent as additionally insurance parties does not add any cost to the insurance coverage. We advise all future tenants to examine the insurance coverage that they would be obtaining. Under the term of our lease, the tenant is responsible for any damage that the tenant or their invitees may cause to the leased property, and for this reason we advise all the future tenants to obtain insurance that would provide coverage for damage to the leased property during the term of the lease or their occupancy of the leased property. The amount of insurance coverage required may be subject to change. In most cases the tenant is required to arrange for and pay for all utilities, and the tenant will need to make necessary arrangements for all required utilities before taking possession of the property. The landlords we represent contract with a pool company for all monthly pool maintenance for any home with a conventional pool and/or spa at the property, and the tenants will be required to pay a monthly pool maintenance charge for any home that has conventional pool at the property. The typical monthly pool maintenance charge by the landlord is around $75.00 a month. In most cases the landlord will require that the lease start within 15 to 30 days of the date that the rental application has been approved.
