Dogs allowed (with fee and veterinarian records of shots etc.), 1 1/2 months security deposit with first months rent. NO smoking allowed. $600 non refundable deposit for cleaning. Shed on property as well. NO cats allowed Freezers in the garage and basement are for tenants to use but if they break they will not be replaced. No entry into the locked area/room in the basement. $600 cleaning fee that will not be returned. Pets are negotiable, however cats are not allowed. $200 fee, that will not be returned, for each pet and must have veterinarian clearance and all vaccines. The picnic table and firepit are staying for the tenant to use. Tenants will have access to the shed outside but the cedar fence planks are to remain flat in the shed. The sump pump has a manual backup that needs to be run for 2 min once a month to prevent failure- if the backup fails because of it not being ran monthly, any associated clean up or damages will be the responsibility of the tenants. Tenants are responsible for changing the furnace filter every 3 months. Cannot remove or modify TV mounts and/or accessories. Must remain AS IS. NO SMOKING ALLOWED. New A/C unit installed 2022, New water heater installed 2024, New furnace installed 2025. Trash/recycling and water are not included in rent. Please submit lease agreement with the above terms added.
