Be the first to live in this adorable cottage on the historic register in the heart of the Marmalade! Built in 1862 (yes 1862!) this little cottage has been renovated from the ground up, literally, by people who know what they're doing and care about doing it right. There isn't any part of the original structure, including the rock foundation, that hasn't been opened, analyzed, and made to last another 160 years! This is one of the oldest structures in the Marmalade area and is not your average rental property. Our friends can't believe we're not moving in ourselves (we live around the corner). We love these historic old beauties and feel we're only their stewards for a time. We've brought this little cottage back to its former glory -- and then some. Now it's time for you to make your own memories here.
No detail has been missed in the renovation. The exterior adobe walls in the main section have been framed on the inside and then insulated with closed-cell Eco foam, which insulates, air seals, and stabilizes the old exterior brick. While we always rebuild historic windows, the windows in the cottage were already gone. In their place we installed new, energy efficient, historically compatible Anderson wood windows.
The bedroom has 3" of rigid foam on the exterior walls and 6" on top of the vaulted ceiling. No winter drafts here! We installed a gorgeous set of French doors on the west side, which open onto a small private deck (the railing is being built now). The evening light is incredible! We sourced a historic double casement window for the bedroom's south side. We're installing the closet now a full 8.5 feet of closet space with full built-ins!
The original yellow heart pine floors have been restored by hand. They're 160 years old and had been covered with thin oak, which we removed - they could not be refinished by machine. The kitchen and bath have rustic tile floors that look historic but are new, durable ceramic. The doors and woodwork have all been stripped and refinished. The ceilings are newly sanded and sealed.
The bath has a historic claw foot tub with chrome feet, a Venetian mirror and an antique vanity cabinet. A stack washer & dryer will be installed before you move in, fed by a new 40-gal water heater.
The kitchen features an original historic drainboard sink which has been professionally refinished, and of course the incredible, like-new but vintage O'Keefe & Merritt stove the jewel of the kitchen! The high-end fridge and dishwasher are brand new. The cabinets are topped by gorgeous oiled soapstone, just like in the old days.
We're working on the landscaping now. There are 3 historic homes on this .25 acre lot with off-street parking and plenty of room for private space including a garden, if you'd like. The cottage porch has been rebuilt and offers a private respite from life only a few blocks from downtown, surrounded by gorgeous historic homes.
We will consider a pet depending on age, prior history, etc. Sorry, no puppies, and must be 100% dependably house trained with references! If a pet is accepted, an additional pet deposit of $250.00 is required. We pay for water, sewer & garbage. Tenant pays for gas, electric, phone, & cable/internet.
