Additional Details: No smoking (inside the unit) ADDITIONAL ROOM RENTAL TERMS / HOUSE RULES This rental is for one private bedroom and one private bathroom located at 3641 Clayton Road, Apt. 43, Concord, CA 94521. Tenant shall have exclusive use of the assigned master bedroom and assigned private bathroom. Kitchen, living room, laundry area, balcony, and other common areas are shared spaces. 1. Term of Tenancy The tenancy shall begin on the agreed move-in date and shall continue under the term agreed to by the parties, whether on a month-to-month basis or for a fixed term such as 6 months or 12 months, as stated in the rental agreement. 2. Rent and Utilities Monthly rent shall be $1,325.00. Rent includes water, trash, and internet. PG&E shall be split equally among three occupants of the home unless otherwise agreed in writing. 3. Security Deposit Tenant shall pay a security deposit of $800.00 prior to move-in. The security deposit may be used, as allowed by law, for unpaid rent, cleaning beyond ordinary wear and tear, replacement of keys/remotes, or repair of damage caused by Tenant, Tenant's guests, or Tenant's pet. 4. Smoking / Cannabis Policy The residence is 420-friendly; however, no smoking of any kind is permitted inside the unit at any time. This includes cigarettes, cigars, tobacco, marijuana, vaping, or similar products. Smoking may take place outside on the balcony only. Tenant shall properly dispose of all smoking materials and shall not create smoke, odor, ash, litter, or nuisance affecting other occupants or neighbors. 5. Personal Property / Damage / Renter's Insurance Tenant is solely responsible for Tenant's personal property. Landlord shall not be responsible for loss of or damage to Tenant's belongings except as required by law. Tenant shall be responsible for any damage caused by Tenant, Tenant's guests, or Tenant's pet to the bedroom, bathroom, common areas, appliances, fixtures, flooring, walls, doors, windows, parking area, or any part of the property. Tenant is encouraged to obtain renter's insurance for personal property and liability coverage. 6. Shared Areas and Cleaning Tenant may use the shared kitchen, shared living areas, balcony, and in-unit laundry in a respectful manner. Tenant agrees to keep all shared areas reasonably clean after use, including cleaning up dishes, trash, spills, food, and personal items. Tenant shall keep Tenant's private bedroom and bathroom in a clean and sanitary condition. 7. Bathroom Use Tenant's assigned bathroom is for Tenant's exclusive use. Other occupants of the property use a separate bathroom and shall not use Tenant's bathroom except with permission or in an emergency. 8. Guests Guests are allowed on a reasonable basis. Overnight guests may not stay more than 7 consecutive nights or more than 14 total nights in any calendar month without prior written approval. Tenant is responsible for the conduct of all guests. 9. Pets Small pets are allowed only with prior approval of Landlord and subject to an additional $50.00 monthly pet charge. Tenant is responsible for all pet-related damage, odors, waste, fleas, noise, and nuisance. Tenant must clean up after the pet and comply with any HOA or community pet rules. 10. Quiet Enjoyment / Noise Tenant agrees to respect the quiet enjoyment of the household and neighboring units. Quiet hours shall be 11:00 PM to 7:00 AM daily. Excessive noise, repeated disturbances, parties, illegal activity, threats, harassment, or conduct that interferes with the peaceful enjoyment of others shall be considered a violation of this agreement. 11. Parking Tenant shall be assigned one parking space only, if provided by Landlord. Tenant may not use any other reserved or unauthorized parking spaces and may not store inoperable or unregistered vehicles on the property. 12. Occupancy The room is rented for one occupant only unless otherwise agreed in writing. No additional occupant may move in without Landlord's prior written consent. 13. Compliance with HOA / Community Rules Tenant agrees to comply with all applicable HOA rules, community rules, parking rules, balcony rules, pet rules, and property regulations, as may be amended from time to time. If any HOA or community rule is stricter than this agreement, the stricter rule shall control. 14. Notice / Ending Tenancy If either party wishes to end the tenancy, both parties agree to follow the notice requirements and procedures required by the rental agreement and applicable California law. 15. House Condition at Move-In and Move-Out Tenant acknowledges that the room, bathroom, and any provided keys, remotes, or parking access devices should be returned in substantially the same condition as received, ordinary wear and tear excepted. A move-in and move-out checklist and photos may be used to document condition. 16. Roommate Nature of Arrangement Tenant understands this is a shared household arrangement. The home is occupied by two other adult male roommates, each in their own room. They share a separate bathroom, work Monday through Friday, and are generally gone most of the day. One roommate has a cat that stays in his room. 17. Entire Additional Terms These Additional Room Rental Terms are incorporated into and made part of the rental agreement for the property. In the event of a conflict between these terms and any applicable law or HOA rule, the applicable law or stricter HOA rule shall control.
