1. Monthly Rent
Rent is $4,995 per month, contingent on approved credit. 12 month lease that becomes month-to-month in 13th month. Move in requires first and last month's rent and a security deposit of $4,995.
2. Annual Rent Adjustment
Rent will increase annually on the anniversary of the lease signing. The increase will be the lesser of 5% of the current rent or the percentage change in the Consumer Price Index for All Urban Consumers (CPI-U), as published by the U.S. Bureau of Labor Statistics.
3. Occupancy Limit
Occupancy is limited to one family with no more than two (2) adults residing in the unit.
4. Smoking Policy
No smoking is allowed anywhere inside the building.
5. Rent Payment
Rent is due on the first day of each month and must be paid electronically via PayPal, Venmo, or electronic funds transfer (EFT). Any associated transaction fees are the responsibility of the tenant. A late fee of \$50 will be assessed for any rent not received within three (3) days of the due date.
6. Upfront Payment
The first and last month's rent is due upon lease signing, along with a security deposit of $5,000. The security deposit will be returned within 30 days of the tenant vacating the property, subject to the terms stated herein.
7. HOA Compliance
Any fines or fees assessed by the Homeowners Association (HOA) due to tenant-related compliance infractions shall be the responsibility of the tenant. An additional \$50 processing fee will be payable to the landlord for each infraction.
8. Utilities
The tenant is responsible for all utilities including water, electricity, gas, and garbage collection. At move-out, all utility accounts must reflect a zero balance. Any outstanding balances may be deducted from the security deposit.
9. Pets - Medium Dogs and Cats
A pet fee of $50 per month applies. The tenant is responsible for cleaning up all pet waste from the yard. If landscaping or the property is damaged due to pets, the tenant is liable for restoration costs.
10. Landscaping
The tenant is responsible for providing adequate water to maintain the landscaping. The landlord will set the irrigation schedule and make best efforts to keep it efficient. Basic landscaping maintenance (e.g., mowing and trimming) will be provided by the landlord.
11. Move-Out Cleaning
Upon vacating the property, the unit must be left in the same level of cleanliness as when it was initially occupied. If, in the sole discretion of the landlord, the unit requires additional cleaning, the landlord may arrange for such services and deduct the cost from the security deposit.
12. Insurance
The landlord may maintain insurance on the structure of the property. The tenant is solely responsible for insuring their personal property. Renter's insurance is strongly recommended.
13. Snow Removal
The tenant is responsible for removal of snow and ice from the driveway and sidewalks adjacent to the property.
14. Subleasing and Short-Term Rentals Prohibited
Subleasing is not permitted. Use of the property for short-term rentals, including but not limited to Airbnb, VRBO, or similar platforms, is strictly prohibited. Any violation is grounds for immediate termination of the lease.
15. Notice to Vacate
Tenant agrees to provide the landlord with no less than thirty (30) days' written notice prior to vacating the property.
