Lease Terms Security Deposit: One month's rent equivalent (due upon signing) First Month's Rent: Due upon move-in Minimum Lease Duration: 12 months Tenant pays utilities directly (electric, gas, water, internet/cable). Renter's insurance is required. Pets are allowed. Non-smoking property, smoking or vaping of any substance is strictly prohibited inside the house. Utilities: Tenant is responsible for payment of all utilities, including but not limited to electricity, gas, water, sewer, trash, and internet services. Tenant must transfer applicable utility accounts to their name within 3 days of lease start. Lease Term: A minimum lease term of 6 months is required. Short-term rentals, subleasing, or Airbnb-type arrangements are strictly prohibited without written permission from the landlord. Smoking: Smoking of any kind (cigarettes, cigars, vaping, marijuana, etc.) is strictly prohibited inside the house, garage, and within 10 feet of any entrances, windows, or air intake vents. Evidence of smoking will result in forfeiture of security deposit and potential lease termination. Occupancy: Only the individuals listed on the lease are permitted to reside at the property. No additional occupants or long-term guests (over 14 days in any 6-month period) are allowed without prior landlord approval. Pets: No pets are allowed without prior written approval. If permitted, an additional pet deposit and monthly pet rent will apply ($100 per pet) Maintenance and Cleanliness: Tenant is responsible for maintaining the home in clean and good condition. Tenant must promptly report any maintenance issues to the landlord. Tenant is responsible for replacing HVAC filters every 3 months (filters provided) Alterations: No modifications, alterations, painting, or major fixtures may be installed without prior written consent from the landlord. Insurance: Tenant must carry renter's insurance covering personal property and liability, and provide proof prior to move-in. Noise and Conduct: Quiet hours are from 10:00 PM to 7:00 AM daily. No disruptive, illegal, or nuisance behavior is permitted. Move-Out Requirements: Tenant must leave the property in the same condition as move-in, less normal wear and tear. A professional cleaning fee may be deducted from the deposit if the home is not returned in clean condition.
