We are looking ideally for a conscientious/respectful family or working professionals to take a one-year (or longer) lease on the property. Smoking or vaping is not allowed under any circumstances (including nicotine or cannabis). The bottom unit (basement) is its own rental unit and has a separate entrance around the side of the home. The only part of the home that is "shared" is mail sorting on the front porch and front yard space.
Utilities will be paid at a set price, monthly with rent, of $150 per occupant. This fee includes everything but WIFI (e.g., electric, gas, water, sewage, trash, recycling, green waste).
A background and rental reference check will be conducted with the completion of an application and associated fees (about $35) on Zillow for each adult applicant. First, last month's rent is required on move-in day. Any applicable security deposits are required upon signing the lease.
The house sits well above the street (it is necessary to navigate stairs to the door), and offers privacy close-in in the city. It is on a very quiet street but centrally located with incredibly easy (bikeable) access to miles of river walking trails, OHSU, downtown, Hawthorne/Belmont, and Sellwood just to name a few spaces. There is a coffee shop, bar, bottle shop, multiple delicious restaurants, and major public transit hubs within 2 to 5 blocks from the home, as well as two small parks. The Aladdin Theater is also just a few blocks away!
1-year or longer lease terms available - no smoking, no subleasing. Possibility for lower rent with extended lease terms. Refundable security deposit. Parking is free/on the street. The lease break fee is equal to 1.5x rent. Animals are an additional $500 refundable security deposit each, limit 2. Animals will be considered on a case-by-case basis.
