Since the apartment is located at the bottom of a hill, therefore the tenant must be able to walk up and down the driveway in all kinds of weather. Tenant must manage their own garbage and internet. All other fees such as electric and oil will be managed be the landlord. No smoking, renter is responsible for their internet, TV, trash, and removing snow in the winter around their car.
