Utilities: Tenants are responsible for water/sewer, electricity and internet. Water/sewer will be back billed to the tenant using a RUBS system dependent on occupancy. Water is approximately $80 to $100 every three months. Owner pays for trash and recycling. There is one off-street outdoor parking spot reserved for the renter of this unit. Maximum of 2 people can live in this unit. Cats and dogs 35 lbs and under are welcome (with exceptions upon landlord review). There are some breed restrictions due to insurance. Maximum of 2 pets with increased rent per month per pet ($35 per pet/month) and one additional pet deposit ($500 refundable pet security deposit). See below for all rental criteria: Rental and Screening Criteria If you feel you might meet the guidelines for qualifying, we encourage you to submit an application. An incomplete application will not be considered. Applicants Each person 18 years of age or older must complete and sign an application. Only the applicants and their children under 18 years of age (if applicable) may reside in the property. If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by the property manager/owner. An applicant assumes financial responsibility, and can be screened for financial responsibility. A non-applicant tenant assumes no financial responsibility, and cannot be screened for financial responsibility. A non-applicant tenant can be screened for factors related to maintenance and conduct. A property manager/owner may screen adult non-applicant tenants solely for factors related to maintaining property, and for conduct consistent with the health, safety, or peaceful enjoyment of premises by other residents or the property manager/owner, and to evaluate prospective tenants' ability to comply with the property manager/owner's Rules of Residency. While a property manager/owner may not screen non-applicant tenants for financial responsibility, they may require all adult tenants to sign Rules of Residency. All financially accountable applicants AND non-applicant tenants MUST submit an online application. Applications will be processed in accordance with current Oregon law. Screening Fee A $35 nonrefundable screening fee will be required for each applicant. Screening fees are to be paid online. Credit and Criminal History Criteria Through the online application the property manager/owner will obtain a credit report, criminal background check and rental history for each applicant and co-signer 18 years of age or older. Reports supplied by applicants will not be accepted. A credit score below 500 could be denied or require a co-signer. An application may be denied for one or more of the following reasons: o Any general judgment of restitution (eviction)less than 5 years old. o A pending eviction action that has not resulted in a general judgment of dismissal or judgment in favor of the applicant at the time the application is submitted. o Conviction of a sex offense within the last 100 years. o Conviction of a crime against a person within the last 100 years. o Conviction of a drug related crime within the last 100 years; that is presently illegal in this state. o Conviction of identity theft or check forgery within the last 100 years. o Conviction of any other crime if the conduct for which the applicant was convicted is of a nature that would adversely affect the property of the property manager/owner or other tenants or the health, safety or right to peaceful enjoyment of the premises of the residents, the property manager/owner or the property manager/owner's agents within the last 100 years. o An arrest and subsequent charge against the applicant involving any of the criminal offenses for which a conviction would be grounds for denial if the charges have not been dismissed at the time the application is submitted; and the applicant is not presently participating in a diversion, conditional discharge or deferral of judgment program on the charges. o Applicant has an undisclosed or un-permitted pet. o Unpaid utility bills or collection accounts in excess of $100. o Judgment or outstanding collection from a property manager/owner. o Unable to verify information as provided by the applicant. o Poor rental history. o Insufficient income or employment history. o Inaccurate or false information from the applicant o Unsatisfactory credit report with more than 1 account reported past due. o Unsatisfactory credit report, Credit Score below 500. o Incomplete application. Rental History Requirements 1. One year of verifiable rental or mortgage history from a current third party is required. Homeownership is verified through the county tax assessor. Homeownership negotiated through a land sales contract is verified through the contract holder. (Rental references ending 12 months prior to the date of application will not be considered current.) 2. Applicants must provide at least 1 current verifiable address and 1 previous address. 3. Applicants must have a satisfactory rental reference from their current property manager/owner and/or previous property manager/owners for at least one year. 4. Eviction-free rental history is required. 5. Rental history reflecting past due rent or an outstanding balance will be denied. 6. If a property manager/owner gives a negative reference or refuses to give a reference, the application may be denied. 7. We may refuse to process an application if the applicant has verifiable, repeated Rental Agreement violations with the same property manager/owner with the most recent violation within 365 days of the submission date, and if the property manager/owner has provided the applicant with copies of the considered violation notices. Income Criteria Applicant's gross monthly income must be two times the amount of the monthly rent. Income will be verified from copies of the prior month's pay stubs (please submit 2 most recent) provided with the application or by a phone conversation with the applicant's supervisor. Applicants with non-employer based income sources must provide the most recent tax returns and 3 months bank statements to show other sources of income. Identification Property manager/owner will accept any of the following (or combination thereof) to verify the name, date of birth, and photo of an applicant. Evidence of a SS Number (SSN Card) Valid Permanent Resident Alien Registration Receipt Card Immigrant Visa Individual Tax Payer Identification Number (ITIN) Non-immigrant Visa Any government-issued identification regardless of expiration date Any non-governmental identification or combination of identifications that would permit a reasonable verification of identity Consideration of Supplemental Evidence When conducting an Individual Assessment, a property manager/owner is required to accept and consider all Supplemental Evidence that an applicant provides (with their completed application) to explain, justify, or negate the relevance of potentially negative information revealed through screening. Disability Modification Requests Any disability-related accommodation requests should be submitted via the online application as additional information. If you are struggling to submit the documentation via the online application website, please feel free to reach out to the property manager/owner and these requests can be submitted via email to the property manager/owner upon request. Condition of Move-In All utility accounts, where applicable, must be transferred into the residents' name as of the date of possession. Security deposits and first month's rent (may be pro-rated depending on-move in date) are to be paid in by cashier's check or online through our tenant payment portal before keys are provided. Your application will not be processed without all the documentation attached! If you feel you are qualified for the property after reading the attached Rental/Lease Policies, please follow these instructions: 1. Your application will not be processed without all current documentation attached. 2. Reliable and legal documentation and telephone numbers are required to verify income. 3. For employment verification purposes, you will need to submit a copy of your last year's W-2 or two (2) of your most recent pay stubs. 4. If receiving income through non-employer-based sources, applicants must provide the most recent tax returns and 3 months bank statements. 5. Provide supplemental evidence as needed. Applications will be contacted within 3 business days as to the status of their application. Applications will not be denied because of race, color, religion, national origin, sex, familial status. The Open Application Period begins at least 72 hours after the notice of unit availability is posted, and applications are processed in the order received. If applications are received before the Open Application Period, they are subject to an 8-hour penalty and processed in the order received. Once you have been approved, you will have 24 hours to sign the "Deposit to Hold" agreement and make the $500 deposit to hold the apartment. An application is considered complete once all necessary documentation has been supplied to the property manager/owner via the online application, every applicant who is over 18 and will be residing in the home has applied, and all processing fees have been paid. If your application is denied, you have 30 days to begin the appeal process. To appeal your application denial, contact the property manager/owner.
